Inside, the cozy living room is a welcome retreat for your body and mind with comfortable sofa seating, large smart TV, and gas-assisted wood fireplace. You can almost feel the warmth from the fire now, cuddled up watching your favorite movie with a big bowl of popcorn. If you’re in the mood for some competition, fire up the Xbox One gaming system and challenge each other to an exciting round of games. In the warmer months, the attached wraparound balcony offers an abundance of fresh forest air and seating for quiet moments observing nature. Just around the corner from the living room you’ll find a dining room table with seating for 6 whether you’re enjoying afternoon hors d’oeuvres or a family-style meal. While you can easily head out to check out the delicious local dining options, the fully equipped kitchen provides the opportunity to show off your culinary skills featuring granite countertops, stainless steel appliances, and ample cookware and dining ware. The barbeque master in your group will be delighted to find an outdoor gas grill, perfect for both light lunches and larger dinners.

This home comfortably sleeps 6 guests between 2 private bedrooms.

Bedroom #1 includes a queen size bed, smart TV, and a private balcony.

Bedroom #2 includes 1 full size bed and 1 twin size bed in bunk format as well as a standalone full size futon. The room also includes a smart TV.

The home includes a full bathroom with a dual vanity and shower/tub combo, as well as a half bathroom.

• Portable fans and extra comforters & throw blankets are available in this home. This home is also equipped with a humidifier for optimum comfort.
• Driveway and garage parking available for up to 2 vehicles. Additional street parking is available for 1 vehicle by the bear box area.
• Pet friendly! Maximum 1 dog, 75 lbs. or less. An additional fee of $35 per day is not included and will be applied upon booking. To avoid fines, please keep your pet on a leash and pick up after your pet.
• This home has 2 outdoor cameras: a Ring doorbell camera monitoring the front entrance, and a Ring camera over the garage looking out onto the driveway.
• 4WD/traction may be required during winter months.

= Weather =
Weather can change rapidly. We encourage guests to check the weather routinely before their arrival so they know what to expect.

= Travel =
Changes in weather will impact roadways, which may result in road closures. We encourage guests to plan for travel by making sure vehicles are in good condition and prepared with 4WD or chains to drive in the snow. Guests should also bring paper maps as cell service can be limited.

= Wildlife =
Bears live at Lake Tahoe, too. Do not leave any food or toiletries in your car. Lock all doors and windows when not in use. Do not leave any trash outside. If you see a bear, do not approach it. Secure all children and pets from disturbing the wildlife – it’s their home too.

= Trash =
Trash must always be secured in bear-proof garbage cans (we call them bear boxes) or in communal dumpsters. Do not leave any trash outside.

= Fires =
Outdoor wood or charcoal fires are prohibited year-round. Guests may not build, create, or bring outdoor fire-pits to any property. During Red-Flag Warnings, all open flames are prohibited (even gas).

= Starter Supplies =
We’ll provide some basic supplies in the home for your stay including 2 rolls of toilet paper per bathroom, hand soap, shampoo, conditioner, body wash, 2 rolls of paper towels in the kitchen, a fresh dish sponge, dish soap, and a few loads of dishwasher soap, laundry detergent (if you have on-site laundry), and some trash bags. Supplies are provided for your convenience, but if you need more, you’ll need to purchase them for your stay.

= Local Regulations =
Vacation rental properties are regulated by local agencies. Guests are expected to maintain compliance with occupancy, parking, trash, exterior lights, quiet hours, and fire restrictions at all times. Failure to abide by the regulations may result in fees or a removal from the property without refund.

= Trip Insurance =
Sometimes even the best laid plans fall through. We encourage guests to plan for the unexpected by purchasing trip insurance at the time of booking.
