When we say ski in, ski out, we mean it! This charming 3-bedroom condo is within walking distance to the Stagecoach chair lift, whisking you deep into the heart of the Heavenly Ski Resort, and back out again on the picturesque downhill ski run. All you have to do is open your front door and you’ll be at the foot of one of the most popular ski resorts in the country! As if that weren’t enough to get your excitement building, this home also puts you within a quick distance to the glittering casinos on Lake Tahoe and the stunning and expansive lake itself, all within 5 miles. While the colder months bring all the snow-filled adventures you could possibly desire, the warmer months bring ample opportunities for days spent on and around the water boating, sailing, waterskiing, and swimming. You’ll also be surrounded by world-class golf courses where you can practice your swing in the fresh mountain air. As you make your way to the lake, you’ll pass several cafés and restaurants able to accommodate whatever appetite you’ve worked up, or you can spend some time shopping and browsing at the various stores and boutiques.

Back at the home, end your days relaxing and soaking all your cares away in the hot tub on the spacious balcony, with views of the mountain and surrounding landscape. It’s the perfect way to unwind before heading indoors to enjoy a meal together hosted by the updated kitchen. With stainless steel appliances and rich dark cabinetry, you may actually enjoy doing a little cooking on vacation, and you’ll find all the cookware and dining ware you should need here and ready to assist. Dine together at the table with seating for 6 or grab a casual seat at the counter for a quick bite or sipping on your cup of morning coffee. The spacious living room offers plush leather sofa and recliner seating along with a smart TV for streaming all your favorite shows. Light up the gas fireplace in the colder months to create the perfect ambiance for a cozy movie night.

BEDROOMS AND SLEEPING
This home comfortably sleeps 6 guests between 3 private bedrooms.
Bedroom #1 upstairs includes a king size bed and a smart TV.
Bedroom #2 downstairs includes a queen size bed and a smart TV.
Bedroom #3 downstairs includes a twin-over-twin bunkbed. This room is very small and best for kids!
The home also includes 2 full guest bathrooms, both including a single vanity and shower/tub combo.

PLEASE NOTE
- This home has a strict NO PETS policy which includes all pets due to owners being allergic.
- The home can be a bit dark at times, especially the downstairs living room.
- This home is multiple levels so those with mobility issues with stairs should be aware.
- There is no forced air at this home so in order to heat the bedrooms best the doors should be left open. The home is heated by a gas fireplace and a wall heater.
- Downstairs is the living room with leather sofas, bedrooms 2 & 3 and heated by a gas fireplace.
- Upstairs is the kitchen/dining area, bedroom 1 and heated by a gas wall heater.
- Ski locker available, located on the 1st landing.
- Lot parking available for 2 vehicles. Passes are required and will be on the wall inside the front door. Please have them displayed on your vehicle at all times.
- There is a bike storage rack on the wall in the downstairs living room.
- The community pool and spa are accessible for guest use. During the summer months, the Rim Trail can be accessed just across the street with biking and hiking trails. A map of the trails can be found by the bike rack. There is a free shuttle that will take you to town that picks up at the entrance of the Holiday Inn.
- The garage is locked off and not available for guest use.

TAHOE RENTAL ORDINANCE
The following laws were set forth by the county and apply to every home in Tahoe. They were put in place to keep Lake Tahoe an enjoyable and safe place to visit for years to come! 🙂
1. The county states no hot tub use after 9pm.
2. 9pm - 8am is also the county quiet time for all rentals.
3. Trash cannot be left outside and must go into the bear box.
4. We cannot host extra people or allow parties.
5. We cannot accomodate extra cars, parking on the street or dirt.
PLEASE NOTE: Neighbors may alert the police who will issue fines to guests found to be in violation. In order to protect this owner’s permit, we reserve the right to ask guests to leave if this happens.

SECURITY CAMERAS:
1. Entry door looking at the staircase (it is on the outside post staircase post).
2. Parking lot in front (on the outside post on the hot tub deck looking out).
3. Looks at the Stagecoach ski run.

DIRECTIONS/PARKING
The building is on the back side of Heavenly so keep going down Tramway until it turns into Quaking aspen and goes left. The building is the 8th one on the left. The unit is the right lower one and front door is toward the back. Parking is first come, first serve in the parking lot right in front of the building. The 2 parking passes are inside by the front door. Please only take 2 and leave the rest for future guests.

- QUIET NEIGHBORHOOD: In Tahoe it’s so quiet at night that you could hear a pin drop! As a result, we can only host quieter groups that will abide by all of the county laws. Our guests are normally fine as long as they head inside or to the casinos after 10pm. Appreciate your understanding!
- KEEP TAHOE BLUE: Please help us keep Tahoe a natural wonder by appropriately disposing of trash when visiting our beaches and trails. If you pack it in, please pack it out.

- TRAVEL INSURANCE: We highly recommend that all of our lovely guests purchase travel insurance as we normally do not refund for Covid, smoke, fires, weather, snow storms, road closures, etc. 
- WINTER TRAVEL ADVISORY: After the historic Winter of 2023, we recommend 4WD vehicles with snow tires, tire chains and experience driving in the snow. Emphasis on snow tires. Tahoe roads are icy and power outages are common. Please always wear snow boots and walk with care on icy pathways.
- BBQ/DECKS IN WINTER: Due to snow levels and freezing temps, BBQs are not serviced and decks are not shovelled during the Winter but if you can dig it out and there is propane - feel free to use!
- LATE CHECK OUT: Please let us know 24 hours prior to check out, if you wish to request a late check out. First hour is free then $25/hour after that, not to exceed 1pm. Please note our cleaners sometimes travel for up to 1 hour to clean this home so we ask that you please respect the 10am check out time.
- NO AC: Like most homes in Tahoe, there is no AC but we do provide plenty of fans.
- STARTING SUPPLIES: We provide a starting set of supplies which includes 1 roll of paper towels, 1-2 rolls of TP per bathroom, etc. Depending on your parties usage, you may need more. Please plan to bring more or if you run out, text our local team. t
- HIGH FIRE RISK: Lake Tahoe is a high-risk fire area. Fireworks, wood fire pits, smoking/improper disposal of cigarette butts and charcoal bbq’s are prohibited.
- BLACK BEARS: Black bears inhabit Lake Tahoe and are attracted to food and trash. Always lock your car doors, roll up windows and view from afar. Please do not feed our bears.
- TOWELS: We supply one bath towel, one wash cloth per occupant and then one hand towel per bathroom.
- SECURITY: Most of our homes have exterior-only security cameras and noise decibel monitoring systems to ensure we are in compliance with the county ordinance but we take our guests privacy VERY seriously. There is never indoor cameras. Most owners only look to see bears and snow levels at their homes 🙂
- MOUNTAIN CRITTERS: It’s not uncommon at any home in Tahoe to find little mountain mice, spiders, spider webs, ants, mosquitos, etc. Our homes have on-going extermination services but despite our best efforts, these little critters might make their way inside. If found it doesn’t mean a home is dirty, let us know and we will do our best to mitigate such findings.

WINTER TRAVEL ADVISORY
A storm in Tahoe can drop up to 2 feet or more in 24 hours so if you haven’t been to Tahoe during a heavy Winter, please take note. The roads and driveways in Tahoe are only plowed when snow accumulates to more than 6 inches so if it snowed less than that or you are coming during an active storm, you will arrive to snow on the roads leading up to this home AND on the driveway. Since street parking is not allowed during the Winter, you will need to drive over the snow either using chains or with your 4WD engaged (or both) and onto the driveway. There are also shovels provided for shoveling. Especially after the historic Winter of 2023, we do not recommend coming to Tahoe unless you have a higher clearance 4WD vehicle with snow tires, tire chains and experience driving in the snow. Always bring chains no matter what kind of car you have. Even if it’s not actively snowing, Tahoe roads are steep and icy. Power outages are also common. The Grand Welcome difference is we have a very experienced local team who are here to help you during your stay – as long as safety allows. If we can get to you, we will come help! Not all hosts have this kind of local support so this is the benefit to booking a Grand Welcome home!

House rules

  1. By booking this home you agree to the county rental laws and the following house rules. Failure to abide by any of the below items may result in an eviction with no refund. We don’t like doing it but in order to keep our owners rental permits intact, sometimes it has to be done. Vast majority of our guests have no issue but every once in a while we do get a rowdy group. We do our best to communicate with you long before it leads to an eviction so please have your booking cell phone on you during your stay. Message us if you have any questions or concerns and we appreciate your understanding on the matter 🙂
  2. COUNTY LAWS & HOUSE RULES
  3. Must be 25 or older to book this home.
  4. Strictly no hot tub use after 10pm - only if applicable!
  5. 10pm - 8am is the county quiet time for all all rentals.
  6. Trash goes into the bear box only and is not to be left outside.
  7. We cannot host extra people or allow parties.
  8. No extra cars, parking on the street OR on the dirt.
  9. No smoking on the premises and especially no flicking cigarette butts.
  10. No open flame fires, fire works, bonfires, etc - due to high fire risk.
  11. No yelling, blasting music, fighting or other loud noise that could disturb the neighbors.
  12. No pets unless the home is specifically pet friendly. We do host service animals unless the owners are allergic as it is then a health and safety issue. Please contact us to double check.
  13. The number of overnight occupants shall not exceed two persons per permitted bedroom. Children six years of age or older are counted towards the occupancy limits.
  14. DAMAGE
  15. You are covered for any accidental damage and then anything seen as neglectful, you will be charged. It’s best to report all damage to us right away so the appropriate measures can be taken. If you treat this home as if it were your own, then you should be fine.
