The moment you pass through the gates of the Royal Sea Cliff Resort you know you are in Hawaii. You will be inspired by the panoramic views from almost any spot on the grounds - a wondrous feat made possible by the property's unique terraced design, which offers the elegant air of an upscale cruise ship. Stroll through the tranquil courtyard - with its cascading stream and flowering tropical vines, and discover the relaxed atmosphere. Royal Sea Cliff 415 is a breathtakingly beautiful direct oceanfront one bedroom unit that can accommodate up to four guests.

Upon entering Royal Sea Cliff 415 you are greeted by a modern open floor plan. This common living space is arranged with a living room and gourmet kitchen. The living room is furnished with plush seating options gathered around a TV. The couch also serves as a comfortable Queen-size sofa sleeper for two guests. When you need a break from the sun, get cozy on the couch and gather around for a movie. A DVD player, WIFI, and stereo are provided for family entertainment. Central air conditioning is also equipped to keep you cool. A washer and dryer are tucked away in a nearby closet - handy for wet swimsuits after a dip in one of the two Royal Sea Cliff swimming pools.

Alongside the living room is a fully equipped kitchen. The kitchen has updated appliances including a stove, microwave, dishwasher, rice cooker, coffee pot, and more. A chef will be in heaven as they whip up tasty treats and mouthwatering meals. Two seats are placed at the built-in breakfast bar creating dining space and encouraging guests to keep a conversation going with the chef in the kitchen.

Alternatively, take your meals outside to the expansive oceanfront lanai and dine alfresco under the Hawaiian sun. There are two outdoor tables providing a shaded and sunny option. Plenty of outdoor seating and loungers are scattered for you to relax and work on a golden tan. This is the perfect spot to unwind with a Mai Tai and watch a mesmerizing sunset dip behind the ocean. Depending on the season, you might even be lucky enough to watch the migrating whales or a nearby parasailer. The lanai is prepared with an outdoor light and fan, so you can enjoy sitting out here 24/7.

Additional lanai doors guide you back inside to the bedroom. The dual lanai doors offer an abundance of natural lighting and a gorgeous view of the ocean and the swaying palm trees. The luxurious King-size bed reminds you of paradise. Sink into the hand-stitched Hawaiian bedspread. There is also a flat screen TV and ceiling fan. Nearby is an upscale bathroom with a walk-in shower and spacious vanity. Thermostatic control allows you to select your showering temperature.

The owners of this unit want your luxurious Hawaiian experience to continue all the way to the beach or pool. They have provided Tommy Bahama backpacking chairs, an umbrella, and beach towels for your use. Be sure to take this gear down with you to the complex swimming pool. The pool area has a large pool and hot tub with an ocean view. Plenty of lounge chairs surround this area. You will leave the Royal Sea Cliff feeling refreshed and wishing you could stay longer.

Great Place/Poor Management System

Great place. Great location. Amazing lanai. Poor choice of management companies. Grand Welcome operates from some corporate tower in California. They try to run their operation via emails and calls to their corporate office in CA only. They refused to give me the phone number for their onsite/on island manager. This made it extremely difficult to coordinate the replacement of the TV that did not work. Finally replaced it on day 6 of 7. $450/night with no TV. Less frustrated with TV issue and more frustrated with Grand Welcome acting as the great and powerful OZ from behind the curtain. It appears that they are more concerned with top line growth than front line service. Hope the owners read the reviews and consider changing to a local management company.

Great place to stay

We loved the condo and it was a very comfortable spot to base our Kona trip. It is fully stocked and it’s nice to not have to eat out all the time. The beds are comfortable and the large windows that open really help you stay cool at night. The veranda is nearly as large as the condo and is perfect to sit outside, eat breakfast, watch the sunset, and listen to the ocean. The underground parking is nice to keep the vehicle out of the sun occasionally, although we parked outside most the time. We didn’t use the pool, but they cleaned it every morning and it looked great. While the decor is dated it is very clean and comfortable. Our only squibble is the air conditioning. We were there in August and it couldn’t quite keep it cool. However, we were gone all day everyday so it didn’t matter much. Even following the instructions exactly meant a warm evening when we got home. But we opened the windows and it didn’t take long to cool off the bedroom so we could sleep and they have provided large fans to help. A better thermostat and system would make this place more expensive so it is a trade off. Overall we would stay here again for sure!

The unit itself was fairly clean, but the dishes could have been cleaner as we had to hand wash everything before use. The coffee pot basket and carafe had to be washed before use. There is no guide on how to reach anyone after hours. Kids were partying at the pool after 10 pm and I couldn't reach anyone to report it. The numbers listed in the book did not work.

Beautiful condo in a beautiful complex. Kitchen was well organized and had everything you might want. We loved the huge walk-in shower. Best part is the lanai and the gorgeous view. Lots of friendly birds will visit you. The outdoor umbrella needs a new stand, basically unusable. Management did not respond to one of my emails. Listing doesn’t include a hairdryer but there is one there to use. Would recommend to anyone to stay here.

Nice place, nice location. Poor maintenance and help during visit

The washer and dryer never worked, I called daily to request it be fixed as we packed planning on washing clothes for our week stay. It was never fixed the entire week were were there. Maintenance would say they came while we were out, flipped the breaker and it worked. I flipped the breakers, tried and tried with a grand vacation person on the line and never could get it working. Had to haul our laundry else wear to get clean. Don’t plan on a washer and dryer if using this unit

Also don’t charge so much for cleaning fees when you expect people to do so much cleaning and laundry before clearing out by 10:00 am. To end on the upside, I would definitely recommend this place to stay.

Great Stay

The company looking after the apartment "Grand Welcome" did an outstanding job on getting the door fixed and getting us on our way to our vacation. The apartment was perfect for us. This property was the perfect size, location, super clean, well appointed with all the amenities you could need and few extra things like a sand umbrella, beach chairs, and towels. This property was the perfect size, location, super clean, well appointed with all the amenities you could need and few extra things like a sand umbrella, beach chairs, and towels. There were 2 pools to choose from, a spa, bbq’s, and easy access from the covered garage. AC & ceiling fans, huge beck/lanai area. The best view ever!!

Great experience, great place

The condo was just the right size for us. The outdoor living space...more than just a lanai, a true haven, was heavenly. Two pools (one a "quiet" pool that was great for late afternoon) offered options. All in all a terrific experience. Highly recommended.

Quiet and Beautiful Comfort

We truly enjoyed this lovely condo. The furniture and bed were most comfortable and the condo was roomier than the pictures showed. It was so quiet and relaxing to sit on the lanai and watch the waves crash against the shore. The parking and pool were in easy walking distance, and it was a nice stroll into town. We would definitely stay here again.

Beautiful Lanai! Beautiful sunsets! Nicely equipped and comfortable condo.

Nicely located condo just south of downtown Kona. The sunsets from the Lanai are spectacular. The lanai is HUGE and it's easy to find yourself spending all of your time outside here. The condominium is nicely set up for two people. The wifi is provided by the resort and it is unsecured, but functions just fine. This is a comfortable place and a great launching point for areas on the south end of the island (snorkel tours, Captain Cook, Place of Refuge, Black Sands Beach, Green Sands Beach, South Point, Volcano, etc.). The condo had very few consumable supplies, but plenty of kitchen equipment for cooking. The AC works great too, if you need it, The washer and dryer are great. There are beach chairs, towels and a cooler to use for trips to the beach. The place was very clean upon arrival with plenty of bedding and pillows. A very nice, updated condo in an older building that has been well cared for. The landscaping at this place is incredible! All in all a very nice place to spend time and use as your home base on the big island. Note that the location is about 30 miles south of the best beaches.

Paradise!

The condo was wonderful. The deck, the view, and the location to pools was awesome. Beautifully decorated with nice bath towels, beach towels, and beach chairs/ umbrella/ cooler. Well stocked kitchen. Only complaint was that we ran out of toilet paper, tissues, paper towels, and dishwasher tabs. Would have run out of detergent tabs for washing machine if we had not brought our own. We were there for 10 days and there were only two of us. We would definitely return back despite the supply issue.

Awesome Condo

Total relaxation

The unit was clean and well decorated, very comfortable for the two of us. The view from, and the shear size of, the lanai was amazing. We loved just sitting, relaxing and taking in the view any time of day or night. Next time we’re on the big island we’ll look to stay here again.

This condo unit sits in the heart of the Royal Sea Cliff Resort. Quiet mornings, continuous surf as background noise and options for relaxing at any time of day. The inside of the unit is a cool retreat from the heat of the day, comfortable and well appointed for cooking any meal of the day. The Royal Sea Cliff is in the middle of Alii Drive, minutes from either end of the road that serves as the hub of business in Kailua Kona. Finally, the view on the lanai is never ending from fun in the sun overlooking the pool to sunrise and sunset reflections in the clouds over the endless Pacific.
