It was a fantastic stay! This is my first time giving a 5-star review. The only thing that threw me off was the lack of air conditioning, but it wasn't needed at all. The property has everything you need: a cooker, umbrellas, and even football equipment. With three balconies, it's just perfect. We will definitely come back.

Our family had a wonderful stay. Great location, clean and spacious condo. Well equipped kitchen. It was just as described in pictures.

Staff was very friendly. Only regret my wife had was not finishing the evening jigsaw puzzle.

Very spacious condo affording great views of the bay from the master lanai and seperate bedrooms on each end of the floor plan affording privacy for two couples. Storage everywhere, nice bathrooms, stylish Hawaiian decor, and one very large central lanai with three smaller lanais. The elevator was out on our arrival and we had to haul our gear up three flights, but the rental team was responsive and the problem was fixed by the following morning. Great locale, and situated in a building with only twelve units, I think, which makes it peaceful. For two couples it was a good value.

We arrived late in the evening and had the directions on how to access the unit - they were wrong. We called the support line and they were helpful although it took direction to 2 other parties to get someone to the parking garage to help us access the elevator and then the condo.

Once entered, all was good. The property is fantastic. Well appointed, large, airy, with great views and in a great location. Grand Welcome (the management company) were also very responsive when we had questions.

This property is conveniently located in Kona with outstanding snorkeling available just a two minute walk away!! Great views from the many balconies and the unit is very well furnished (note: no air conditioning, but there is good air flow so that it isn't a huge issue)

Only one complaint -- the beds in the unit are extremely uncomfortable and squeaky!!

We thoroughly enjoyed this spacious two bedroom condo with gorgeous ocean views from the main bedroom. Perfectly located just south of downtown Kona to be out of the fray and a short walk to some of the best snorkeling. Although there is no AC, the fan we bought and the breezes made it comfortable. Great property.

We very much enjoyed our stay at this property. Big, well maintained condo with a beautiful view of the ocean. The property is centrally located near a nice snorkeling beach, a shopping mall, and Kailua. Only "negative" was that the washer was broken when we got there and we didn't receive the email from the owner informing us of this. They did give a a refund for the inconvenience so that was nice. Big plus was that the property manager was very responsive to our calls and helped us with several issues (like a cell phone that was left behind). We would definitely stay at the property again.

The condo was great and ideal for our family of 4 with 2 older teens. Being on the 3rd floor gives a great view of the beach and sunsets and also helps keep the inside air fresh via cross-breezes. Having multiple lanais was also nice. I really valued being a trivial walk from Kahalu'u beach park which easy a short snorkel in the morning or evening. Everything was clean and functional, and we would absolutely stay here again.

Nice 2 bedroom, 2 bathroom on 3rd floor northwest corner.

Unit has all the ammenities that were needed for our two week stay.

Underground parking with security code elevator access and key access for the stairwell doors is good.

Site manager available during daylight hours and property manager can be contacted 24/7.

Nice beach 100 yards away. Life guards, foods, water rentals during the day. Snorkeling and surfing.

Hop on - hop off bus pickup 100 yards away.

Unit does not have a/c, has ceiling fans in each bedroom, and two in living room.

Good air flow through when lanai doors are open.

Master bathroom ok but shower could be updated.

Kitchen countertop tiles could be replaced with flattop granite and stove is showing its age.

Awesome view of ocean, whales and susets.

Shopping center about 1 mile away.

The condo is beautiful with amazing views of the ocean from all 4 lanais. It is a very large space with plenty of room for 4 adults and one child. The Kitchen is well stocked with anything you may need for cooking and there is some beach items available for guests (snorkel gear and flippers, beach towels, a cooler to bring lunch).

We used the pool frequently, it was clean and quiet during the day. The barbecue area was great for outdoor meals.

The condo did get quite hot during the day as there isn’t any air conditioning (we were there mid September). Since you need the windows open to be comfortable, note that it can be kind of noisy at night, we had a white noise machine that blocked out most of the sound but earplugs would work too.

Perfect place to enjoy big island.

Wonderful vacation with my family

Great place but a little hot cause of not AC and lack of powerful fans but after a couple of days we got used to it and overall everything was awesome!

We really wanted to give it 5 stars like the other reviewers because we agreed with all the positive things they said, but we had to hold back one star for the following reasons: (1) There was a wild rooster at the undeveloped land next door and it started crowing loudly at around 3 AM everyday. Most days it was not too bad but one day it was non-stop from 3 AM to 6 AM! Because the unit had no air conditioning, we couldn't close the patio doors because it would get too hot. (2) There were lots of tiny, water-loving bugs moving around by the sinks of the master bathroom. It didn't bother us too much but might freak someone else out. (3) We didn't see any smoke detectors in the unit. (4) We called the property management at 3:30 PM one day because the electricity was out. Although the office didn't close until 4 PM, no one answered the phone when we called and no one ever called back after we left a voice mail message. The power did come back eventually but someone should have called us back as a common courtesy. If we can't find somewhere better the next time in Kona, we will book this unit again.

Loved this property for its amazing views. Loved listening to the birds chirping in the morning and the watching the beautiful sunsets by the patio. Very well equipped and tastefully furnished. Loved our stay. Just keep in mind that this is a tropical place so expect geckos, lizards and ants.

Fabulous location..very spacious and best location in the building. Keys to pool did not work and televisions without instructions so we couldn't get them to operate.... plenty of beach equipment provided which was great.

Management company was friendly and did best to be helpful.

The unit was very well equipped, clean, and inviting. We were very comfortable. Furnishing were very nice. Two of the party have rental property so we might be more critical but found nothing to complain about. Melissa at Sunquest made sure our stay was made easy! She was excellent! Thank you!

This is not your usual condo complex. It is more like renting someone's home. There seem to be only 15 units on 3 floors, all with covered, underground parking. it is only a half block to Keahou State Beach, a perfect snorkeling beach where we saw lots of fish and turtles. The condo is spacious (over 1400 square feet). Only 2-3 of the condos seemed to be rented during our week stay, so the pool was empty other than for us. My suspicion is that the owners may not rent their units, but keep them for their own use. The kitchen is very well stocked with dishes, glasses, pots, pans. There is even a rice cooker, which we used. Plenty of linens and towels, and even snorkeling equipment in a closet. We brought minimal clothing, so the washer and dryer was used. The location was perfect for us. Short driving distance to WalMart and Safeway (about 12-15 mins). Sheraton was close where we went to their luau. Great! Don't miss the Manta Ray nite snorkel trips. Just a couple of negatives: no AC, which did not bother me as their were lots of fans, both ceiling and portable. There is a rooster next door who wakes you up at 6, but he stops after 2-3 mins and you go back to sleep. We grew to love him! It would have been helpful to have a broom, dustpan, and wet mop. If they were there, we didn't find them. I would highly recommend this excellent property. If you are looking however for a rental with activities, such as at the large chain condos, this is not the place. Can't wait to come back. Forgot to say great rate!

This place is beautiful and well stocked to enjoy a beach vacation. We were pleasantly surprised to find boogie boards and snorkels for everyone! There are several Hawaii travel books too so there's no need to buy them before the trip. There is a rooster on a nearby property so bring earplugs if you're a light sleeper.

We were in the middle of all of the places we wanted to go. The views from the condo were gorgeous. It had everything you'd ever need. Including a closet filled with snorkel gear, boogie boards, chairs & a cooler! Even big beach towels! We never wanted to leave.:))

This condo is located minutes from the best snorkeling beach on the Big Island. The is a great pool and the grounds are beautiful. The condo is absolutely perfect - very clean, nicely laid out, obviously well taken care of, nice TV and DVD player, lots of snorkel equipment and sun chairs. The 3 lanai's were very nice with comfortable patio furniture. The condo complex itself is very quiet and the elevator was much appreciated. Not a thing to complain about.

This condo was BEAUTIFUL! It was so spacious, tastefully decorated, immaculate, and well stocked with everything we needed. The location was perfect. With the windows open, you could hear the ocean and the view was spectacular. We spent a lot of time sitting and dining outside. You could always find me in that wonderful swinging chair you see pictured. I would highly recommend this unit.

We were fortunate enough to find this gem after traveling to the Hawaiian Islands for the past 15 years. The condo is well stocked with plenty of dishes, nice silverware, pots and pans. The location is wonderful across from the best snorkeling beach on the Big Island. The underground parking is exceptionally nice to keep your car safe and cool. The condo actually has 4 lanai's, 2 off the Master, 1 large main and 1 off the back bedroom.

We would highly recommend this property to anyone, we watched Whales from the bedroom lanai and parrots in the tree by the main lanai (what a treat). It is situated such that you have nice breezes come through with the coolness of the ocean.
