House rules

1. HOUSE RULES: IMPORTANT - must read before booking!
2. - ARRIVAL TIME: 4:00 PM
3. - DEPARTURE TIME: 10:00 AM
4. Please take a moment to familiarize yourself with the City of Big Bear Lake’s Good Neighbor Policy and the property management’s rules before finalizing your reservation.
5. The City of Big Bear Lake and Property Management can evict unruly guests who blatantly disregard the following rules
6. without a refund. The minimum fine for violating the stated rules is $500 per violation and $1000 for the second and each
7. additional violation. All guests at the time of booking acknowledge and agree to follow all house rules, neighborhood
8. rules, and city laws and ordinances.
9. - CHECK IN: The City of Big Bear Lake requires in-person check-in with a valid ID and a signed agreement of the Good Neighbor
10. Policy from the person who made the reservation. This is not optional, and you can incur a minimum $500 fine from the City of Big
11. Bear Lake if you ignore this step. Thank you for keeping us compliant with the rules. You will receive your access information at the
12. time of check-in.
13. - OCCUPANCY: Do not exceed maximum occupancy at any time during your stay. Children are counted in total occupancy. You
14. may not have additional guests during the day. You must be 21 years old or older to book this property.
15. - PARKING: Street and yard parking is NOT allowed, please park in the driveway (or garage). or you will be fined $500 for the first
16. citation and $1000 for each subsequent violation. Your vehicle may be towed at your own expense. 4WD, AWD, and chains are
17. required for travel during the winter months. You will need them to access the property during the winter months.
18. - NO EVENTS OR PARTIES ALLOWED
19. - NO SMOKING, NO VAPING, NO ILLEGAL SUBSTANCES
20. - NO UNAUTHORIZED PET: (If this home is dog friendly): This home can accommodate up to 2 licensed dogs. Please notify us
21. ahead of time if you plan to bring your furry friend. We charge $35 per night, per dog and you MUST pay the pet fee prior to arrival.
22. They must be licensed, leashed outdoors, stay off the furniture, and never be left unattended. We supply bags for you to pick up
23. your dog’s waste. You are responsible for all pet-related damage. (If not dog friendly): Unauthorized pets will result in a fine and
24. immediate eviction.
25. - NOISE CURFEW: This home is in a quiet, residential neighborhood. Please respect the neighbors' privacy. The noise curfew is
26. strictly enforced between 10 pm to 7 am, this includes spa usage. Amplified music is not permitted to be heard beyond the property
27. line 24/7.
28. - TRAVEL INSURANCE: We strongly advise you to purchase travel insurance, as we do NOT refund for COVID, inclement weather,
29. road closures, evacuations, power outages, bugs, pollen, etc.
30. - WINTER INFO: During the winter months, Caltrans requires all vehicles to carry chains, including 4WD and AWD vehicles. You will
31. need 4WD, AWD, or chains to access the property and parking areas. The driveway will be clear of snow for your arrival to the best
32. of our ability. There are shovels to use for your departure should it snow during your stay. Firewood is not provided. Power outages
33. can occur and are a risk when visiting Big Bear.
34. - AIR CONDITIONING: Most mountain homes do NOT have air conditioning. Please inquire before you book if it’s important to you.
35. - HIGH FIRE RISK: San Bernardino Mountains is a high-risk area. Fireworks, wood fire pits, improper disposal of cigarette butts,
36. charcoal BBQs are prohibited. You will be fined and/or prosecuted.
37. - WILDLIFE/MOUNTAIN LIFE: Bears, deer, donkeys, racoons, squirrels, mice, spiders, bats, flies, moths, ants, and other wildlife
38. frequent this area so make sure to lock up the property and your vehicle. We utilize pest control services to control indoor pests as
39. much as possible, but they exist in the mountains! We will not refund for wildlife in or near the home. Please keep doors closed to
40. keep them from coming inside.
41. - DAMAGE WAIVER: Your booking includes an Accidental Damage Waiver which covers you for anything seen as accidental. You
42. will be charged for anything seen as neglectful or intentional. It is best to report all damage to us when it occurs so we may correct it
43. for the next guest. Please be respectful of our home.
44. - SECURITY/CAMERAS: This home has a security system, exterior cameras and/or noise decibel monitoring systems to ensure
45. your safety. There are no interior cameras.
46. - GUEST SATISFACTION: Grand Welcome inspects the property prior to your arrival. If you have any issues, please contact us so
47. we can handle them when you are here to ensure your stay exceeds your expectations. We will make every reasonable effort to
48. efficiently make the repair. If we are alerted to issues after checking out, you will not be refunded so it is important to report them
49. right away.

51. - BE RESPONSIBLE: This cabin is privately owned. The homeowner and property manager are not responsible for any accidents,
52. injuries, or illness that occur; damage to, or theft or loss of personal items (if found, shipping is at your expense, minimum of $25);
53. wild or domestic animals in the area; and acts of nature.
