The home’s main level is sure to hold some of your trip's best memories. Designed for large groups to gather, the spacious living room with smart tv, surround sound system, and ample seating overlooks mountain landscapes through sliding glass doors. Head outside to the open deck with shaded dining space, grill, and comfortable outdoor seating where you can enjoy glimpses of Lake Arrowhead and fresh mountain air. Back inside, the kitchen is equipped with standard appliances, coffee maker, toaster oven, and all the cookware you’ll need for convenient cooking at home. When your group meals aren’t shared outside, make use of the indoor dining table and extra barstool seating.

When you’ve had your fill of relaxation, head downstairs to get competitive in the game room with pool table and ping pong.

Bedroom #1 is the primary suite with king size bed, gas fireplace, tv, and ensuite bathroom with dual sinks, jacuzzi tub, and walk-in shower. Enjoy beautiful nature-filled views through sliding glass doors which lead onto a second balcony with daybed style swing.

Bedroom #2 has a queen size bed and its own set of sliding glass doors leading onto the same outdoor balcony space.

Bedroom #3 has a king size bed, balcony access, and ensuite bathroom with walk-in shower.

Bedroom #4 has a queen size bed, tv, and ensuite bathroom with walk-in shower.

Parking space for 2 vehicles are provided in the driveway.
**Driveway is steep and guests may need 4WD, AWD, or chains and should be entered from the right side of the house, levels off at the top.**

This location is also ideal for its close proximity to nearby mountain resorts with thrilling ski runs in the winter and serviced mountain biking and scenic hiking in the summer. Snow Valley Mountain Resort is just 30 minutes away with trails for every level and the only chairlift sledding area in Southern California. 15 minutes away, enjoy the fun and entertainment at Skypark Santa’s Village. Around the holidays, this property transforms into a nostalgic Old-World Christmas in the woods with shopping, dining, and outdoor activities like ice skating. House rules

  1. ARRIVAL TIME: 4:00 PM and DEPARTURE TIME: 10:00 AM
  2. Please take a moment to familiarize yourself with the Good Neighbor Policy and the property management’s rules before finalizing your reservation.
  3. San Bernardino County Code Enforcement and Property Management can evict unruly guests who blatantly disregard the following rules without a refund. The minimum fine for violating the stated rules is $1000. All guests at the time of booking acknowledge and agree to follow all house rules, neighborhood rules, and city laws and ordinances.
  4. OCCUPANCY: Do not exceed maximum occupancy at any time during your stay. Children are counted in total occupancy. You must be 21 years old or older to book this property.
  5. PARKING: Street parking is not allowed, please park in the driveway or (garage). Your vehicle may be towed at your own expense. You may need 4WD, AWD, or chains to access the property during the winter months.
  6. NO EVENTS OR PARTIES ALLOWED
  7. NO SMOKING, NO ILLEGAL SUBSTANCES
  8. NO UNAUTHORIZED PET: (If this home is dog friendly): This home can accommodate up to 2 licensed dogs. Please notify us ahead of time if you plan to bring your furry friend. We charge $35 per night per dog. They must be leashed outdoors and stay out of the neighbor’s yards. We supply bags for you to pick up your dog’s waste. Dogs may never be left unattended in the home. Pets are not allowed on the furniture. You are responsible for all pet-related damage. (If not dog friendly): Unauthorized pets will result in a fine and/or immediate eviction.
  9. NOISE CURFEW: This home is in a quiet, residential neighborhood. Please respect the neighbors' privacy. The noise curfew is strictly enforced between 10 pm to 7 am, this includes spa usage. Amplified music is not permitted to be heard beyond the property line 24/7.
  10. TRAVEL INSURANCE: We recommend that you purchase travel insurance, as we do not refund for COVID, inclement weather, road closures, etc.
  11. WINTER INFO: During the winter months, Caltrans requires all vehicles to carry chains, including 4WD and AWD vehicles. You may need 4WD, AWD, or chains to access the property. Our weather changes often so be prepared. Power outages can occur and are a risk when visiting Big Bear. The driveway will be clear of snow for your arrival. There will be shovels to use for your departure.
  12. Firewood is not provided.
  13. AIR CONDITIONING: Most mountain homes do not have air conditioning.
  14. HIGH FIRE RISK: San Bernardino Mountains is a high-risk area. Fireworks, wood fire pits, improper disposal of cigarette butts, charcoal BBQs are strictly prohibited. You will be fined and/or prosecuted.
  15. WILDLIFE/MOUNTAIN LIFE: Bears, deer, donkeys, racoons, squirrels, mice, and other wildlife frequent this area so make sure to lock up the property and your vehicle. Spider, cobwebs, mice are common in the mountains. We utilize pest control service to control it as much as possible. Please keep doors closed to keep them from coming inside.
  16. DAMAGE WAIVER: Your booking includes an Accidental Damage Waiver which covers you for anything seen as accidental. You will be charged for anything seen as neglectful or intentional. It’s best to report all damage to us when it occurs and be respectful of our home.
  17. SECURITY/CAMERAS: Most homes have a security system, exterior cameras and/or noise decibel monitoring systems to ensure your safety. There are no interior cameras.
  18. GUEST SATISFACTION: Grand Welcome inspects the property prior to your arrival. If you have any issues, please contact us so we can handle them when you are here to ensure your stay exceeds your expectations. We will make every reasonable effort to efficiently make the repair. If we are alerted to issues after checking out, you may not be refunded so it’s important to report them right away.

Perfect & Cozy

This house was great, we were a total of 4 couples (8 people) and this home served every purpose and more! It was super cozy, well stocked, great view, plenty of entertainment, and overall a great stay for our group.
