Located in the coveted Montgomery Estates neighborhood, Tree Top Lodge is just steps away from world-renowned hiking and biking trails, as well as, world-class skiing and snowboarding (5 minutes to Heavenly, 15 mins to Sierra at Tahoe, 45 minutes to Kirkwood Ski Resort and within 1 hour drive of 11 other world-class ski resorts). It is also conveniently located a few miles from the Lake Tahoe shores, luxury casinos, relaxing spas, and impeccable downtown dining and shopping at the Heavenly Village.

The lodge’s open floor plan features a large, upstairs great room with a gas fireplace, vaulted ceilings, multiple windows with forested views and a large wraparound deck. This popular plan creates both spacious entertaining and cozy relaxing spaces. The family chef will relish in the large gourmet kitchen featuring a professional cooktop and high-end appliances while everyone will enjoy the design and comfort of the high-end furnishings and linens. Please note: There is no garage access for parking at this home, driveway only.

Tree Top Lodge offers incredible amenities for the entire family every month of the year. Race down your favorite black diamond run at Heavenly, build a snowman in the backyard or sled down a hillside slope in the winter. Spend a warm spring day hitting 18 holes at one of the many local golf courses. Or as summer temperatures rise, leisurely float down the Truckee River, paddle the bright blue waters of Lake Tahoe or simply relax on a local soft sand beach. Finally, enjoy the soft fluttering sounds of Tahoe’s vibrant Aspen trees during a fall hike or bike on one of the many trails located right outside your door. Whatever you and your family choose, there is always something for everyone, every season at Tree Top Lodge.

+ Additional Sleeping: Full-sized sleeper sofa in the living room with additional closets and storage throughout the house. Sleeper sofas are best for children. The linens for the sleeper are in the bench under the window in the living room.

HOME HIGHLIGHTS
- Overall this is a very nice rental. The owners use to live here so it’s fully equipped.
- Located in the coveted and centrally located Montgomery Estates residential neighborhood with access to cross-country skiing, snowshoeing, hiking and biking trails just steps away from the front door.
- 8 minute drive to Lake Tahoe, casinos and nightlife, shopping, golf courses, multiple dining options and local boat launches.
- 5 minute drive to Heavenly Ski Resort.

- Very safe neighborhood that is great for families.
- Smart TVs in every room.

HOME FYI’s
- This property is not equipped with air conditioning and because the living area and all bedrooms are upstairs, it can become warm in the Summer but it rarely gets over 85 in Tahoe. If warm, you’ll want to take full advantage of the cool mountain air to regulate the temperature of the home during the summer months. Fans are available for you to use.
- This home is not pet friendly so pets of any kind are not allowed.
- Maximum four parking spaces in the driveway as there is no garage access for parking at this home. The garage door has been disabled. You may still store bikes and personal items inside, just not cars. The driveway accommodates 4 normal sized cars, oversized vans and trucks will be limited to parking 2. The county does not allow for street parking at rentals.
- Washer/dryer is located downstairs in the little room at the back of the garage. Feel free to use.

TAHOE RENTAL ORDINANCE
The following laws were set forth by the county and apply to every home in Tahoe. They were put in place to keep Lake Tahoe an enjoyable and safe place to visit for years to come! 🙂
1. 10pm - 8am is the county quiet time for all rentals.
2. Trash cannot be left outside and must go into the bear box.
3. We cannot host extra people or allow parties.
4. We cannot accomodate extra cars, parking on the street or dirt.
PLEASE NOTE: Neighbors may alert the police who will issue fines to guests found to be in violation. In order to protect this owner’s permit we do reserve the right to ask guests to leave this home. This is a very rare occurrence and one we hate doing so we do our best to warn our guests before it comes to this.

- QUIET NEIGHBORHOOD: In Tahoe it’s so quiet at night that you could hear a pin drop! As a result, we can only host quieter groups that will abide by all of the county laws. Our guests are normally fine as long as they head inside or to the casinos after 10pm. Appreciate your cooperation!
- KEEP TAHOE BLUE: Please help us keep Tahoe a natural wonder by appropriately disposing of trash when visiting our beaches and trails. If you pack it in, please pack it out.

- TRAVEL INSURANCE: We highly recommend that all of our lovely guests purchase travel insurance as we normally do not refund for Covid, smoke, fires, weather, snow storms, road closures, etc. 
- WINTER TRAVEL ADVISORY: After the historic Winter of 2023, we recommend 4WD vehicles with snow tires, tire chains and experience driving in the snow. Emphasis on snow tires. Tahoe roads are icy and power outages are common. Please always wear snow boots and walk with care on icy pathways.
- BBQ/DECKS IN WINTER: Due to snow levels and freezing temps, BBQs are not serviced and decks are not shovelled during the Winter but if you can dig it out and there is propane - feel free to use!
- LATE CHECK OUT: Please let us know 24 hours prior to check out if you wish to request a late check out. First hour is free then $25/hour after that, not to exceed 1pm. Please note our cleaners sometimes travel for up to 1 hour to clean this home so we ask that you please respect the 10am check out time.
- NO AC: Like most homes in Tahoe, there is no AC but we do provide plenty of fans.
- STARTING SUPPLIES: We provide a starting set of supplies which includes 1 roll of paper towels, 1-2 rolls of TP per bathroom, etc. Depending on your parties usage, you may need more. Please plan to bring or buy more. Our local team is always on stand by as well.
- HIGH FIRE RISK: Lake Tahoe is a high-risk fire area. Fireworks, wood fire pits, smoking/improper disposal of cigarette butts and charcoal bbq’s are prohibited.
- BLACK BEARS: Black bears inhabit Lake Tahoe and are attracted to food and trash. Always lock your car doors, roll up windows and view from afar. Please do not feed our bears.
- TOWELS: We supply one bath towel, one wash cloth per occupant and then one hand towel per bathroom. We do this to limit laundry for the cleaners and it’s less wear and tear on the washer/dryer. If you feel you will need more towels, please bring them. Hot tub and beach towels are not provided.
- SECURITY: Most of our homes have exterior-only security cameras and noise decibel monitoring systems to ensure we are in compliance with the county ordinance but we take our guests privacy VERY seriously. There is never indoor cameras. Most owners only look to see bears and snow levels at their homes 🙂
- MOUNTAIN CRITTERS: It’s not uncommon at any home in Tahoe to find little mountain mice, spiders, spider webs, ants, mosquitos, etc. Our homes have on-going extermination services but despite our best efforts, these little critters might make their way inside. If found it doesn’t mean a home is dirty it’s just apart of mountain life. Please let us know and we will do our best to mitigate such findings.

WINTER TRAVEL ADVISORY
A storm in Tahoe can drop up to 2 feet or more in 24 hours so if you haven’t been to Tahoe during a heavy Winter, please take note. The roads and driveways in Tahoe are only plowed when snow accumulates to more than 6 inches so if it snowed less than that or you are coming during an active storm, you will arrive to snow on the roads leading up to this home AND on the driveway. Since street parking is not allowed during the Winter, you will need to drive over the snow either using chains or with your 4WD engaged (or both) and onto the driveway. There are also shovels provided for shoveling. Especially after the historic Winter of 2023, we do not recommend coming to Tahoe unless you have a higher clearance 4WD vehicle with snow tires, tire chains and experience driving in the snow. Always bring chains no matter what kind of car you have. Even if it’s not actively snowing, Tahoe roads are steep and icy. Power outages are also common. The Grand Welcome difference is we have a very experienced local team who are here to help you during your stay – as long as safety allows. If we can get to you, we will come help! Not all hosts have this kind of local support so this is the benefit to booking a Grand Welcome home!

House rules

  1. By booking this home you agree to the county rental laws and the following house rules. Failure to abide by any of the below items may result in an eviction with no refund. We don’t like doing it but in order to keep our owners rental permits intact, sometimes it has to be done. Vast majority of our guests have no issue but every once in a while we do get a rowdy group. We do our best to communicate with you long before it leads to an eviction so please have your booking cell phone on you during your stay. Message us if you have any questions or concerns and we appreciate your understanding on the matter 🙂
  2. COUNTY LAWS & HOUSE RULES
  3. Must be 25 or older to book this home.
  4. Strictly no hot tub use after 10pm - only if applicable!
  5. 10pm - 8am is the county quiet time for all all rentals.
  6. Trash goes into the bear box only and is not to be left outside.
  7. We cannot host extra people or allow parties.
  8. No extra cars, parking on the street OR on the dirt.
  9. No smoking on the premises and especially no flicking cigarette butts.
  10. No open flame fires, fire works, bonfires, etc - due to high fire risk.
  11. No yelling, blasting music, fighting or other loud noise that could disturb the neighbors.
  12. No pets unless the home is specifically pet friendly. We do host service animals unless the owners are allergic as it is then a health and safety issue. Please contact us to double check.
  13. DAMAGE
  14. You are covered for any accidental damage and then anything seen as neglectful, you will be charged. It’s best to report all damage to us right away so the appropriate measures can be taken. If you treat this home as if it were your own, then you should be fine.
