You've found it - the getaway of your dreams that you’ll reminisce about for years to come! Welcome to Mountain Majesty, a fitting name for this gorgeous house located in the highly sought-after Incline Village. This home is perfect for a large family or group of friends who are looking to enjoy Lake Tahoe in style.

Immediately upon entering you’ll be greeted with warm, natural light from the large floor-to-ceiling windows in the living room. The living room offers beautiful vaulted planked ceilings with white wooden beams. Cozy up on the couch with a book or turn on the Smart TV or fireplace and you have yourself a perfect setup. On the outside deck, you can take in the scenery and prepare yourself for a relaxing night.

Steps away, the kitchen boasts modern, stainless steel appliances. The gas stovetop is located on the extended counter facing the dining and living area, giving the cook of the house opportunity to be a part of the conversation while entertaining. Guests can also expect to find a drip coffee maker and toaster oven in addition to the main appliances. There’s a dining table to seat 6 and an extra table with 4 additional stools for you to enjoy meals as a group.

On the 3rd and top floor, enter the master bedroom retreat with a King bed, fireplace, walk-in closet, and en suite bathroom. The bathroom has dual sinks and a standing shower. There’s also a sweet sitting area right outside your door!

A floor below (the 2nd floor and main living floor), you will find bedrooms 2 and 3. The 2nd bedroom has a Queen bed and the 3rd bedroom has a single Twin bed. A full bathroom with a standing shower can also be found on this main floor. On this floor you will also find a Tatami style bonus room with books, and games, that the kids will love.

There are 2 bedrooms on the ground floor - 4 and 5. The 4th bedroom has a Queen bed with a sliding glass door that grants direct access to the outside patio. The 5th bedroom has 2 Twin beds that are perfect for kids! The ground floor bathroom is steps away with a standing shower. A washer/dryer can be found in the unit for your convenience.

The home, almost directly on the border of California and Nevada near the northeast shore of Lake Tahoe, is under a 10-minute drive from Diamond Peak Ski Resort. The resort has 6 chairlifts, 30 runs, open glades, and tree skiing on 655 acres of terrain. The serene and picturesque Crystal Bay is a 10-minute drive from the property and Lake Tahoe State Park is under 15-minutes. The lovely Incline Village is about a 7-minute drive and dotted with restaurants, shops, and various activities for all ages!

THINGS TO NOTE:
- There is a shared dock for the townhome association.
- There is space for 2 vehicles on the driveway.
- Maytag washer and dryer is available for guest use.
- All Incline Village HOA beaches are closed to non-residents at this time. Sand Harbor, Speedboat Beach, and the Kings Beach State Recreation Area are open to the public.

The property, just minutes from the border of California, is located on the northern-most shore of Lake Tahoe in Incline Village, NV and has several major attractions in under 10-minutes. Diamond Peak Ski Resort is 4.3 miles away and offers 6 chairlifts, 30 runs, open glades, and tree skiing on 655 acres of terrain. Ski Beach is just 7 minutes away and gives you access to enjoy Crystal Bay in a quick drive. Lake Tahoe Nevada State Park and Incline Village Championship Golf Course are also under 10-minutes from the property by car. For those who enjoy hiking, there are multiple walking paths and trailheads in the area, including Monkey Rock and Flume Trail. The shops and restaurants of Incline Village can be accessed in minutes and is the perfect place to walk around with your family or friends. Those who are avid skiers may also want to visit Lake Tahoe and California’s largest Ski Resort, Heavenly Mountain, about a 35-minute drive following the shore of Lake Tahoe. The unique terrain of this ski resort offers 97 runs and 30 lifts that are spread across California and Nevada appealing to all skillsets.

**Local Ordinances**
Vacation rentals at Lake Tahoe are heavily regulated by local authorities. Occupancy, parking, trash, hot tubs, exterior lights, and noise requirements are non-negotiable. Our homes are not suitable for parties (even small ones), corporate retreats, weddings, receptions, afterburns, or any other gathering that exceeds occupancy.

Vehicles must be parked in designated areas. No street parking allowed. Do not block access to neighboring homes or driveways. No parking on lawns or dirt. No RVs, campers, trailers, off-road vehicles (including snowmobiles) or boats may be parked at the home.

Quiet hours are 10pm to 8am, daily. During quiet hours, no outside noise, lights (except those immediately used for safety), or hot tub use is allowed. Please move your gathering inside the home and close doors and windows so the sound doesn’t travel through the neighborhood.

Guests who violate any requirement may be subject to termination of the rental agreement, up to and including removal from the home without refund, and $2,000 in assessed fines.

**Travel Insurance**
We highly recommend purchasing trip insurance in the event your plans change. Please review the contracted terms and conditions closely when booking.

**Weather**
The weather can change rapidly. Please plan and pack accordingly.

**Driving Conditions**
Guests are advised to check weather and road conditions up to a week in advance of your arrival. We encourage guests to bring paper maps as cell coverage may be limited or strained due to demand.

**Utilities**
The local infrastructure, especially power and internet, are designed for a small population. High demand, especially on weekends and holidays, or environmental conditions including wind, fire, and human negligence can create disruptions in the delivery of power, gas, water, and internet to the region. We encourage guests to exercise patience and plan accordingly when visiting the area. Due to the nature of these outages, Grand Welcome may not be able to provide information regarding anticipated restoration times.

**Property Amenities**
We strive to ensure that all of our listings are current and advertised amenities are available. If you discover that an item that was advertised is not available, please notify us immediately and we will attempt to resolve the issue. If the item is not advertised, it is generally not available, even if you find it in the home (garage, hot tub, grill, snowblower, etc.)

**Starter Supplies**
Grand Welcome provides a small starter set of guest consumables. We encourage guests to bring any additional supplies they may need. Starter consumables include: 2 rolls of toilet paper, 1 pump of hand soap, and wastebasket liner in each bathroom. Full bathrooms also include 1 pump each of shampoo, conditioner, and body wash. Kitchens offer 2 rolls of paper towels, a small bottle of dish soap, a fresh sponge, a few loads of dishwasher detergent, and a few trash bags. If your home has access to laundry machines, Grand Welcome also provides a few loads of laundry detergent.

**Winter Access**
Grand Welcome ensures regular snow removal for driveways, access to the front door, and the bear box (trash enclosure). Additionally, if the home has a hot tub, there will be a pathway from the home to the hot tub.

Please note that some snow and ice may be present at the property when you arrive. Shovels and ice melt are provided for your convenience.

Decks, patios, and balconies are cleared as needed, but are not available October through May.

Grills and outdoor furniture are stored for the winter and are available May through October.

**HOA Amenities**
If the home has access to HOA specific amenities such as a clubhouse, communal pool, fitness center, etc., Grand Welcome will provide access. Since these amenities are managed by a third-party, Grand Welcome cannot guarantee availability.

**Fires**
Fire restrictions are in effect year-round. No outside wood fires, campfires, or charcoal grills. During red flag warnings, all outdoor fires, including gas grills and firepits are prohibited. Guests are responsible for checking weather conditions to know when red flag warnings are in effect.

**Bears**
Bears live here, as do mountain lions, bobcats, eagles, coyotes, and a whole host of other creatures. We encourage you to observe them from a distance. Never try to pet or take photos with wildlife. Do not feed wildlife. Lock all vehicles and doors and windows the home. Grand Welcome does not refund for any personal damage caused by wildlife.

**Trash**
All trash must be secured in the bear box at the home or the communal dumpster. Do not leave any trash outside. If you have extra trash, please notify us so we can assist with removal.

**Accidental Damage Waiver**
Each reservation includes a non-refundable damage waiver. This is meant to cover the cost of accidental damage in the home; it does not cover deliberate/negligent damage. An example of accidental damage would be stained bath towels from cleaning a spill in the kitchen. An example of deliberate damage would be taking amenity keycards to use the communal pool after checkout. Guests will be held financially responsible for all deliberate damage. If you discover damage in the home, please report it immediately.

**Grand Welcome**
We want guests to have a Grand Welcome every time they stay with us. If something isn’t right, please call our Customer Care team so we can resolve it.
