A space for families to recharge, reconnect and reset for better lives. The home boasts the ultimate outdoor entertaining area, multiple games for family fun, and several bonus spaces. It’s sure to exceed any destination checklist!

When entering, you’ll be in awe with your first impression of the home. It immediately feels stately with iron gates welcoming you into the property and into a grand open-concept living room with vaulted ceilings.

The living space offers multiple seating areas, sightlines to the kitchen, and access to the deck. Step outside to take in the view and landscape that awaits. The deck offers a long, community-style dining table that is a piece of art in itself. An outdoor fireplace is adjacent to the table - an optimal atmosphere for al fresco dining! Beyond the deck, a giant chess set, corn hole set, and additional seating are available to enjoy endless family fun.

Back inside, the kitchen is equipped with a full suite of appliances and everything you may need to whip up multi-course meals from home to feed the crew! Additional kitchen items such as a toaster, blender, wine ware, rice cooker, mixer, crock pot, deep fryer, convection oven, and more are available for your convenience. A coffee station is prepped to meet the needs of fellow caffeine lovers and has a wet bar to double as a prep or clean-up station.

To enjoy meals together, a formal dining room is steps from the kitchen and provides seating for all 10 guests. A small dining table for 4 and a workspace are also adjacent to the kitchen.

There’s no need to rush and claim a bedroom here. The estate sleeps 10 guests comfortably between 4 suite-style bedrooms and a sunroom. Each space is thoughtfully furnished and is outfitted with crisp linens to ensure everyone has a restful stay.

The sunroom is located on the bottom floor and is outfitted with a Twin day bed with a Twin trundle. A shared 1/2 bathroom is also located on the first floor for convenience.
Bedroom #1 boasts a King bed, TV, balcony, and en-suite. The en-suite features a walk-in shower and ample storage space for linens and bath products.

Upstairs you’ll find 2 bedrooms and a bonus space with ample seating that overlooks the main floor.

Bedroom #2 is outfitted with a King bed, Queen bed, TV, balcony, and en-suite. The en-suite is decked out with a soaking tub, large vanity, and walk-in shower.

Bedroom #3 highlights a King bed, Smart TV, balcony, and en-suite. The en-suite offers a stand-up shower.

And just when you thought it couldn’t get better for accommodations, a private studio-style guest house awaits in the back of the main home with a King bed, a Twin daybed with a Twin trundle, a full bathroom, and a kitchenette. The well-equipped guest house also boasts outdoor seating and dining right from the front patio.

This premier location gives access to all things Burnet County. With the home being directly on the Colorado River, and minutes from Lake Lyndon B. Johnson, guests can participate in water sports and activities right from the property. There are boat rentals and restaurants just a few minutes away by car so the whole family can get in on the fun! Sunset Cliff Farms Equestrian Center, just 2 miles away, is a popular point of interest for both new and avid riders. Less than 4 miles away is the Spider Mountain Bike Park which is Texas’ only year-round, chairlift-served downhill mountain bike park. If you’re looking to venture further, Perissos Vineyards, about 18 miles away, has been awarded 7 “Best in Class’ wines and offers breathtaking views and personal wine tastings. About 30 minutes away are 2 great State parks, Inks Lake, and Longhorn Cavern. Austin is also accessible for an easy day trip at under an hour and a half away.

House rules

  1. Please read each of the rules carefully to avoid any danger and/or deductions from your security deposit upon check-out. You must be at least 21 years or older to book this property.
  2. NO EVENTS, GROUP GATHERINGS, OR PARTIES ARE ALLOWED AT ANY GRAND WELCOME AUSTIN/HILL COUNTRY PROPERTIES UNDER ANY CIRCUMSTANCES UNLESS PRE-APPROVED.
  3. PERMITTED USE: This reservation is for use as a vacation rental only.
  4. NO EVENTS AND PARTIES: Unless registered with and pre-approved by Grand Welcome Austin/Hill Country, no events, group gatherings, or parties are permitted. Upon discovering an event, group gathering, or party, Grand Welcome Austin/Hill Country personnel or Security shall have the right to enter and remove all persons from the Property, including you and your registered guests. In this event, you will forfeit all monies, including security deposits. Only those guests listed on the attached list to this rental agreement may occupy the property during the reservation periods.
  5. NO FILMING AND PHOTOGRAPHY: Unless registered with and pre-approved by Grand Welcome Austin/Hill Country, guests shall not use the property for any commercial purpose
  6. CHECK-IN/CHECK-OUT: Please note that requests for late checkout must be received no later than 10:00 AM local time on the day prior to your departure. Early check-in and late checkout are based on availability and require approval, and may be subject to an additional fee of up to $60.00 depending on the number of additional hours requested. Please feel free to contact us if you are interested in arranging.
  7. OCCUPANCY: Guests are responsible for ensuring that any visitors comply with these House Rules. Our rental rates are based upon a city ordinance. Children are counted in total occupancy unless they are under two years old. Any additional overnight guests must be approved and are subject to additional fees. Suppose you exceed the maximum occupancy number on this property. In that case, you will be charged a $500 penalty per person for every person over-occupancy, and Grand Welcome Austin/Hill Country reserves the right to deny access or to require all guests to vacate the premises.
  8. QUIET HOURS: Please respect our neighbors and abide by our quiet hours, enforced from 9 pm – 8 am. Noise must be kept strictly under 60 dBA during the day. Anyone found to be violating noise ordinances will be subject to an initial $500 fine followed by a possible eviction in egregious circumstances. Guests will not be given any refund for issues related to noise ordinance violations.
  9. PROPERTY INSPECTION: An inspection of the vacation rental property will take place 24 hours before your arrival. If there are any concerns with the property, please notify Grand Welcome Austin/Hill Country immediately to ensure that such issues may be remedied promptly. Upon any violation of Grand Welcome Austin/Hill Country rules or noise/neighbor complaints, we reserve the right to enter the Property to inspect at any time during your stay.
  10. NO REPLACEMENT PROPERTY GUARANTEE: While every reasonable attempt will be made to accommodate you if the vacation rental property selected by you does not meet your approval, Grand Welcome Austin/Hill Country cannot guarantee that another vacation property will be made available to move you once you have reserved a specific vacation rental property.
  11. NO HOLDOVER POLICY: You are not permitted to stay beyond your reservation dates without Grand Welcome Austin/Hill Country approval. Suppose you remain on the vacation rental property beyond the time and date of check-out. In that case, you agree and consent to be removed and locked out of the vacation rental property by Grand Welcome Austin/Hill Country, its representatives, and law enforcement. You further consent to permit Grand Welcome Austin/Hill Country to remove your personal belongings to a location of the Manager's choice, where you may retrieve them.
  12. HOST CANCELLATION POLICY. If for any reason the accommodation you booked is unavailable, including, but not limited to, issues related to safety, utilities, maintenance, guest overstays, weather or inaccessibility, accidental double booking on multiple platforms, or other reasons, Grand Welcome Austin/Hill Country may substitute a comparable unit or allow Guest to cancel and receive a full refund, or, if no equal team is available, Grand Welcome Austin/Hill Country may cancel the reservation and provide a full refund of all payments made by you.
  13. CHANGE IN GUEST CIRCUMSTANCE: If, after the booking is completed, and correspondence or discussions with the guest disclose a change in circumstances involving the reservation of this property, Grand Welcome Austin/Hill Country has the right to refuse a reservation to the guest if the reservation is not conducive to the welfare of the property. Such circumstances include but are not limited to an event or party planned during the guest's occupancy of the property, violations of the occupancy limits, rules regarding pets, age limitations, or the purpose of the rental. Grand Welcome Austin/Hill Country will return all monies deposited to the guest if the reservation is canceled under this section.
  14. PETS: Each Grand Welcome Austin/Hill Country property is subject to a specific pet policy; please refer to the property description. Nevertheless, all pets must be reported to us and approved. Any unauthorized pets will be subject to an additional fee. Damage or extra cleaning charges attributable to pets shall be charged to you, together with a fine of $100 per day with a minimum of $500. All pets and animals must be fully vaccinated, non -aggressive, free of fleas and ticks, and fully house trained. Please do not allow your pets on furniture.
  15. CLEANING: All trash must be taken out and placed in trash bins, and all dishes must be placed in the dishwasher upon check out. Please treat this home like you would your own and deliver it in the same condition as you found it. Any trash over the allotted number of garbage cans will incur a charge of $150.
  16. UTILITIES: The cost of your booking includes utilities assuming a normal usage; excessive usage and pool heating (if applicable) will be charged separately and paid for by the Guest.
  17. APPLIANCES: Tenants may only use devices for their intended use.
  18. THERMOSTAT: To prevent damage, the A/C may not be lowered below 68 degrees Fahrenheit at any time during your stay.
  19. PARKING: Be mindful of local street parking restrictions. Before your stay, please review all parking details, including overnight parking rules and the maximum number of cars permitted. Be aware of local street parking restrictions. Violations may lead to fines
  20. OTHER VIOLATIONS: Possible violations include, but are not limited to, limiting sound amplification outdoors, over occupying parking areas, over occupying the rental property, and failing to follow your agreement with the Management Company POOLS, SPAS, HOT TUBS, DOCKS (if applicable): No diving, No tampering with pool thermostat, No intoxicated persons may use the pool or spa, No glass containers in or around the pool or spa, No alcoholic beverages.
  21. Children may never be left unattended with access to the pool or spa.
  22. No lifeguard on duty - you and your guests shall swim at your own risk.
  23. Pools and spas are chemically serviced and cleaned regularly before your arrival. Please advise the office if your pool/hot tub is not clean, and we will make every effort to contact a pool cleaner, but please understand that WE CANNOT GUARANTEE that the pool person will be able to return to the property.
  24. MAIL: Guests may not have packages or mail correspondence sent to the property. We do not always have full access to the mailbox and would not want you to lose your mail.
  25. PERSONAL PROPERTY: You are responsible for keeping your valuables safe at all times. By checking into the property, you waive, discharge, and agree to hold harmless Grand Welcome Austin/Hill Country and the actual property owner from all damages or injuries arising from or related to your stay at the managed property, including but not limited to any accidents or injury to yourself, your guests and associates, and loss of money, jewelry or valuables of any kind.
  26. SMOKING: All properties are non-smoking. Violation of the no-smoking policy will result in forfeiture of the entire security deposit and damage liability of up to $2,500 for any discovered damage to furniture or any odors.
  27. SAFETY: No unlawful use of the property, No weapons, violent behavior, fireworks, flammable substances, hazardous materials, or illegal substances permitted in or around the property. Guests violating any of the safety rules shall be liable for any corresponding property damage and subject to a $500 fine and immediate eviction from the Property without refund.
  28. SURVEILLANCE: Each property may be monitored by noise monitoring devices, periodic patrols, security, and 24-hour video electronic surveillance on the house’s exterior for guest security and to ensure that the house rules are respected. There is no electronic video surveillance monitoring pools or spas or on the house’s interior. Please do not tamper with any of our surveillance and safety equipment. Would you please report anything that needs replacing or fixing?
  29. MAINTENANCE/REPAIRS: We cannot guarantee against mechanical failure of heating, air conditioning, appliances, TVs/VCRs/DVD Players, stereo equipment, or pools/spas.
  30. Please report any inoperative equipment to our office promptly. Grand Welcome Austin/Hill Country will make every reasonable effort to quickly and efficiently repair. A maintenance service professional will be dispatched if you demonstrate that the problem persists after being given phone instructions by a Grand Welcome Austin/Hill Country property associate. NO REFUNDS OR RENT REDUCTIONS WILL BE MADE DUE TO MECHANICAL FAILURES OR MALFUNCTIONS, INTERRUPTIONS OF UTILITIES, MAINTENANCE PROBLEMS, OR CONSTRUCTION IN THE AREA. WHILE GRAND WELCOME AUSTIN/HILL COUNTRY WILL MAKE EVERY EFFORT TO REPAIR ANY MAINTENANCE ISSUE PROMPTLY, IT CANNOT GUARANTEE THAT THE ISSUE WILL BE FIXED DURING A GUEST STAY, AS THE COMPANY MAY HAVE TO GO THROUGH HOME WARRANTIES. Grand Welcome Austin/Hill Country will always look for alternative solutions to ensure and prioritize guest comfort.
  31. Other Violations include, but are not limited to, limiting sound amplification outdoors, over occupying parking areas, over occupying the rental property and failing to follow these rules with Grand Welcome Austin/Hill Country.
  32. CREDIT CARD REQUIRED: If applicable to your reservation, a major credit card (Visa or MasterCard) may be required to hold a reservation and may be charged to pay for incidental charges and other fees incurred during your stay. The name on the credit card must be the name of the primary guest on the reservation, and a picture ID will be required along with the signed rental agreement. Suppose any costs or damages, including but not limited to extra cleaning fees, unauthorized pool heat, or unauthorized pets, are discovered during or within a reasonable amount of time after your stay. In that case, your credit card on file will be charged for said amounts. All charges will be subsequently followed with an email, which will break down the fees, and (Website hidden by Airbnb) charges will be processed without prior written notice.
  33. SECURITY DEPOSIT/ADDITIONAL COSTS: If applicable to your reservation, the security deposit will be used at the sole discretion of Grand Welcome Austin/Hill Country to pay for the restoration of the property to its original move-in conditions (outside of other normal wear and tear). All stays of 30+ days require a security deposit. Additional costs include but are not limited to: cleaning beyond normal wear and tear, removing excessive garbage, repairing or replacing any part of the premises, its contents, common areas, and recreational facilities for damage caused after your move-in. If a said deposit is insufficient, you agree to allow Grand Welcome Austin/Hill Country to charge your credit card on file to pay the additional costs, or we may send you an invoice payable in full upon receipt. If all terms and conditions of the agreement are fulfilled, the deposit will be returned in full within 21 business days after guest departure.
  34. LOST & FOUND: Please note that all shipping is at the traveler's expense. There is a minimum $25 shipping cost. We are not liable for any lost items. Our team will do our best to locate your lost items after check-out. Grand Welcome Austin/Hill Country reserves the right to ask the tenant to vacate the premises with no refund should any of these rules be violated and unresolved. No refund of monies will be issued due to the house rules, noise ordinances, or occupancy limits. Guests agree to follow any House Rules provided to them by Grand Welcome Austin/Hill Country and any directions of the Homeowners Association where the property is located and any City or county ordinances in the area where the property is located. Any legal matters arising out of this agreement shall be adjudicated in the city you are renting.
  35. ALL GUESTS at this moment acknowledge and agree to follow all house rules, neighborhood rules, and city laws and ordinances.

A Great Spring Break!

We just stayed at the house last week for spring break and we had a wonderful time! The house is beautiful and is stocked with everything that you might need. The location is a little away from the beaten path but that worked for us - with the pool and the beach just steps away we didn't feel the need to leave very often. The house was immaculate and very well maintained. The roof deck has incredible views - especially the sunsets and the beach deck was my favorite spot to catch the rays. We highly recommend this rental!

Paradise on the Beach in Vero Beach!

We stayed here for a week in June 2009. We loved the location, as it was only an hour's drive for us. The location is spectacular- oceanfront on one side, intracoastal on the other. The house is well maintained and has everything you would need, even pool toys, citronella lanterns and bikes. The bedrooms are located on the intracoastal side and have an interconnecting balcony overlooking the intracoastal. The kitchen is efficient with a JennAir grill and burners, combo coffee/espresso machine and toaster oven. Wifi access and flatscreen TV with DVD player and movie library were appreciated. There are several outdoor spaces to enjoy - porches, downstairs area by the pool, and the rooftop deck for great sunset views. We were lucky to be able to see a space satellite launch! The location is remote enough to have your own space but shopping and restaurants are only a 10 minute drive over the causeway. We saw several sea turtles laying eggs on the beach at night and swam in the ocean near 2 manatees! It was a pleasure dealing with the owners, who provided easy access to the property and info on local attractions. We had a great week and look forward to spending another week here next Summer!

Great vacation

This was the fourth vacation at the property and as usual on the Ocean side, the beach, the sand, the sun, the peace and quiet, the empty miles of beach, etc, etc, were just outstanding. On the lagoon side we had the dolphins and the pelicans. What else could we ask for --- the incredible sunsets and sunrises every day. We will be back..... Very soon!!!

Paradise (Doesn't Get Any Better)

Just want to say Thank you again for sharing your beach house with us PARADISE! THE HOME IS HEAVEN ON EARTH! Couldn't have asked for a more! the house was furnished with everything you need to make a vacation stay enjoyable. Spacious and accommodation was even better that the pictures on the website. The Wi-Fi was especially strong and the cable service had nice selections. Magnificent and breathtaking views from the upper decks. We watched the Dolphins in swim in Sebastian Inlet , the boys(husband, son and grandson ) had a great time catching fish of the dock. Full service bait store was only 7 minutes away. Piazza place with Indian selections (rare combination) was around 10 minutes away and was a pleasant surprise We all enjoyed the Ocean breezes, peaceful walks on the beaches , collecting shells and playing in the Ocean and relaxing in and by the pool after a long day at the beach! We felt like we beach was all ours. So private! relaxation and tranquility ! the perfect vacation home! Our three your old grandson had the time of his life! We also took him to Disney World on one of the days. But watching our grandson play in the sand , fly kite , pick up shells play down near the water with his mom, dad and grand-dad was all we need for a very relaxing vacation ! We wished the vacation didn't have to end! Now our kids are back home in CA! I would highly recommend this beach home ! Private with all the amenities, cozy and comfortable! The museum, which was within walking distance, was a real treasure (pun only partially intended). After 20 years of renting vacation homes, this one is at the top of list!
Thank you Frank, we take great pride in our 2nd home, and are selective with whom visits... which allows us to keep it in Prime condition... for those lucky few!!

Breathtaking!

With water views from almost every window in the house, you can't help but relax and enjoy the views. The wrap around porches are airy and a lovely place for a cocktail, but the best view of all is the roof top deck. You can't beat that view anywhere! The comfortable lounges chairs were perfect for catching rays, while enjoying the sound of the ocean right next to you. The pool was refreshing and perfect for a quick dip. The listing was quite accurate - the house is bright, colorful and airy. Has a wonderful Florida feel to it. The entire house was immaculate, and the kitchen well appointed. The indoor grill was perfect, as it was long past dark when we got there, but were still able to grill burgers for a late dinner - which was a nice treat. The bathrooms were amazing - with showers to die for! Ron couldn't have been more attentive or helpful if he tried! We poked around down town Vero, did some shopping - the shops are wonderful! We had a great lunch at Casey's, a little outdoor burger spot. Although the weather could have been better, our accommodations were perfect. Thank you Ron for sharing your wonderful home with us!
Thanks for sharing your experience, we love our Ocean home, and it is apparent you do as well. Your opinion of the roof deck mirrors mine... 360 degree views of beach and water cannot be beat, and when you are done with a beach walk, it's a great place to relax and soak up the view. We also enjoy the "dune deck" (right on the sand) or sitting on the dock. Glad you enjoyed the week, come back for an extended stay, and try the fishing, or walk a mile up the beach to watch surfing competitions at Sebastian Inlet 🙂

Perfect way to focus on relaxation

Loved how scenic the views were, from both the beach and the river. Enjoyed many sunsets and sunrises, and even when it is hot out the breeze from the water helps a lot. Use bug spray liberally! So secluded that we often went a full day on the beach and in the pool/on the river without seeing anyone else - unreal! Water was clear and perfect temp for us, and we got to see all kinds of sealife (dolphins, sea turtles, fish of all kinds, nurse sharks, crabs, hammerhead shark, it was awesome! The house was great and worked perfectly for us, and 15 minutes to Vero for fun shops, groceries, restaurants, etc was perfect.
We look forward to having you back again, have a great Fall!

My husband and I came down with our daughter and two grandsons aged 17 and 13. The house was the perfect size for our group. The beach was wonderful but our favorite spot was the dock in the river. The combination of beach and river in one property is why we chose this and we were not disappointed. The wildlife was amazing and was constantly moving through. We fished and waded, caught stuff in our crab nets and released them all. We rented kayaks that we all enjoyed. The only thing was the pool was too chilly and we didn't know how to increase the temperature. Everything else was pure relaxation and enjoyment. Loved that it was away from it all. Very private. Can't wait to come back!!

Great location, very private

Great location for a relaxed vacation. We were two couples just having a holiday week and this house was perfect for us. Great location, steps from the very private beach. He had wonderful afternoons sitting on the balconies watching the ocean or the sunsets. Just 15-20 min drive to restaurants, grocery store, etc. (Highly recommend wearing watershoes as there are rocks in the ocean). Definitely recommend this house

Family vacation to unplug for a week

Ron’s house was everything we asked for and more! The beach and canal view from the upper deck is breath taking. We enjoyed many sunrises and sunsets there together as a group. Awesome Property & Location!

The house was clean and included beach chairs and other amenities to make our stay very relaxing. The views from the rooftop deck were absolutely stunning. Magnificent home

Beautiful house and check in/out was super easy. 10/10 would stay here again. The guest house was a great getaway for anyone not wanting to be part of the main group. Everything was amazing.
