This is one of those “pinch me” moments. Welcome to Henness House, a luxury home built with the intention of giving guests a trip of a lifetime. This magnificently designed space is ideal for a large family or mid-size group who appreciates top-grade amenities and convenience to local attractions. It is privately surrounded by a golf course, and the forest.

The design initiative of “inviting the outside in” is taken to a whole new level with stately window features found throughout the home. The most impressive attribute of the design style can be found in the main living area with oversized sliding glass doors that open up almost one full wall to the superb patio outside. The patio is outfitted with a custom gas fire pit, BBQ, and seating to dine al fresco! Back inside, the main living space is open-concept giving guests all the opportunity to mingle and each other’s company. The living room features a smart TV, comfortable seating, and its own stunning gas fireplace that is a piece of art in itself. High ceilings with wooden beams are also found throughout the home to complement the overall aesthetic.

If you’re looking to enjoy a group game night, a bonus living space is equipped with a large sectional, TV, and board games. A ½ bath is located right off of the space to serve guests.

The modern eat-in kitchen is a chef's dream with a full suite of stainless steel appliances, including a 6-burner stove, and all the necessary cookware to whip up a delicious meal. Additional appliances such as a toaster, blender, and standard drip coffee maker are also available for your convenience. Gather together at the grand island that provides plenty of prep space and offers barstool seating for 4. Steps away, enjoy a more formal dining experience at the table set for 8.

The home can sleep up to 8 guests comfortably between 4 spacious bedrooms. Among the bedroom layout, there are two identical master-style suites. Each bedroom is fully furnished with neutral decor and luxe linens to ensure all guests have a restful stay.

A bear box is located at the end of the driveway for safe trash disposal.
There is space for up to 6 vehicles; 4 on the driveway and 2 in the garage.
Washer and dryer are available for guest use.

Truckee is a small town in Northern California with some big-time soul becoming a hotspot for outdoor enthusiasts in recent years because of its access to an endless list of outdoor attractions. Historic Downtown Truckee, under 2 miles away, is a hub to enjoy shopping, dining, and historic walking tours. Donner Lake, under a 10-minute drive, is a freshwater lake where you can catch some of the biggest trout in the state of California! In under 15-minutes, you can be at Northstar California Resort, a popular destination for avid skiers and mountain bikers that offers additional offerings such as; spas, pools, kids camp, and more! A drive to picturesque Lake Tahoe is 20-minutes or less.

**Local Ordinances**
Vacation rentals at Lake Tahoe are heavily regulated by local authorities. Occupancy, parking, trash, hot tubs, exterior lights, and noise requirements are non-negotiable. Our homes are not suitable for parties (even small ones), corporate retreats, weddings, receptions, afterburns, or any other gathering that exceeds occupancy.

Vehicles must be parked in designated areas. No street parking allowed. Do not block access to neighboring homes or driveways. No parking on lawns or dirt. No RVs, campers, trailers, off-road vehicles (including snowmobiles) or boats may be parked at the home.

Quiet hours are 10pm to 8am, daily. During quiet hours, no outside noise, lights (except those immediately used for safety), or hot tub use is allowed. Please move your gathering inside the home and close doors and windows so the sound doesn’t travel through the neighborhood.

Guests who violate any requirement may be subject to termination of the rental agreement, up to and including removal from the home without refund, and $2,000 in assessed fines.

**Travel Insurance**
We highly recommend purchasing trip insurance in the event your plans change. Please review the contracted terms and conditions closely when booking.

**Weather**
The weather can change rapidly. Please plan and pack accordingly.

**Driving Conditions**
Guests are advised to check weather and road conditions up to a week in advance of your arrival. We encourage guests to bring paper maps as cell coverage may be limited or strained due to demand.

**Utilities**
The local infrastructure, especially power and internet, are designed for a small population. High demand, especially on weekends and holidays, or environmental conditions including wind, fire, and human negligence can create disruptions in the delivery of power, gas, water, and internet to the region. We encourage guests to exercise patience and plan accordingly when visiting the area. Due to the nature of these outages, Grand Welcome may not be able to provide information regarding anticipated restoration times.

**Property Amenities**
We strive to ensure that all of our listings are current and advertised amenities are available. If you discover that an item that was advertised is not available, please notify us immediately and we will attempt to resolve the issue. If the item is not advertised, it is generally not available, even if you find it in the home (garage, hot tub, grill, snowblower, etc.)

**Starter Supplies**
Grand Welcome provides a small starter set of guest consumables. We encourage guests to bring any additional supplies they may need. Starter consumables include: 2 rolls of toilet paper, 1 pump of hand soap, and wastebasket liner in each bathroom. Full bathrooms also include 1 pump each of shampoo, conditioner, and body wash. Kitchens offer 2 rolls of paper towels, a small bottle of dish soap, a fresh sponge, a few loads of dishwasher detergent, and a few trash bags. If your home has access to laundry machines, Grand Welcome also provides a few loads of laundry detergent.

**Winter Access**
Grand Welcome ensures regular snow removal for driveways, access to the front door, and the bear box (trash enclosure). Additionally, if the home has a hot tub, there will be a pathway from the home to the hot tub.

Please note that some snow and ice may be present at the property when you arrive. Shovels and ice melt are provided for your convenience.

Decks, patios, and balconies are cleared as needed, but are not available October through May.

Grills and outdoor furniture are stored for the winter and are available May through October.

**Fires**
Fire restrictions are in effect year-round. No outside wood fires, campfires, or charcoal grills. During red flag warnings, all outdoor fires, including gas grills and firepits are prohibited. Guests are responsible for checking weather conditions to know when red flag warnings are in effect.

**Bears**
Bears live here, as do mountain lions, bobcats, eagles, coyotes, and a whole host of other creatures. We encourage you to observe them from a distance. Never try to pet or take photos with wildlife. Do not feed wildlife. Lock all vehicles and doors and windows the home. Grand Welcome does not refund for any personal damage caused by wildlife.

**Trash**
All trash must be secured in the bear box at the home or the communal dumpster. Do not leave any trash outside. If you have extra trash, please notify us so we can assist with removal.

**Accidental Damage Waiver**
Each reservation includes a non-refundable damage waiver. This is meant to cover the cost of accidental damage in the home; it does not cover deliberate/negligent damage. An example of accidental damage would be stained bath towels from cleaning a spill in the kitchen. An example of deliberate damage would be taking amenity keycards to use the communal pool after checkout. Guests will be held financially responsible for all deliberate damage. If you discover damage in the home, please report it immediately.
