The Waikoloa Fairway Villas are located in an exquisite setting on the pristine private shores of King's Lake on the Waikoloa Beach Course. This luxurious villa provides a quiet and convenient location where you can enjoy the swimming pool, hot tub, onsite fitness facilities, gas grills, and nearby tennis/golf privileges. The tropically landscaped property is close to shopping, championship golf, and ocean activities. Enjoy outstanding snorkeling and soak up the sun at "A" Bay. Fairway Villas M3 has 3 bedrooms and bathrooms providing enough space for 6 guests.

This tropical townhome reveals into a bright open floor plan with the living room, kitchen, and dining area. The living room has several seating choices arranged around a flat screen TV. A DVD player, stereo, WIFI, central air conditioning, and a washer/dryer are equipped to make you feel at home.

A few strides away will bring you to a chef's dream kitchen. This kitchen has upgraded black appliances and granite countertops ready to help you prepare your favorite dish. Three seats are placed at the built-in breakfast bar creating dining space and an easy way for guests to keep a conversation going with the cook. Sit down at the dining table with seating for six to enjoy a home cooked dinner with friends and family. If you would rather dine alfresco, step outside onto the private lanai. A patio table and chairs are arranged for you to dine and watch breathtaking sunsets over the waterfront golf course.

The first guest bedroom is located on the main floor. This bedroom is ideal for housing the kids as it is furnished with two Twin-sized beds and a TV. A full guest bathroom is right around the corner. Upstairs lands in an alcove with workspace. To the right is the master bedroom. This room has a luxurious King-sized bed, TV, private lanai balcony, and bathroom. Your mornings will be slow and peaceful getting ready in the master bathroom. There is a Jacuzzi tub, standalone shower, and his-and-her sinks. At the end of the hall is the second guest bedroom with a Queen-sized bed, TV, and full bathroom.

But wait, it gets even better! The icing on the cake is the owner has purchased a membership at the Waikoloa Beach Resort which allows guests to play at Waikoloa Beach Golf Courses at a deep discount. Guests of this unit can use the membership to play the Beach Course for $50 (after 9:30am) -$75 (before 9:30am) a round. Don’t want to haul your clubs, you can also take advantage of discounted club rentals at $25 a set.

Great place to stay - prepare to bring own supplies

We had a great stay here. Place was clean, AC worked great, close to the pool, walkable to shopping center and a great beach. One issue I had with staying here during our 6 day stay was the amount of cleaning supplies and toilet paper. There was no shampoo/conditioner, and we were provided 3 laundry detergent and 3 dishwashing detergent pods. Part of renting condos over hotels is so that my friends and I could travel and clean on our long trip and do cleaning at each location we stayed. We were expected to do a load of towel laundry, leaving us with 2 detergent pods for 6 people. When I contacted to ask for more I was directed to go purchase them at the market. Overall great stay - but felt quite annoyed at them cutting corners on some small stuff that could make our stay easier.

Great location and property but stringent mgmt

This condo is one of the nicest and roomiest models we've stayed at on the property. The location is great with a view of the lake and close to the entry that makes for a shorter walk to all the area has to offer. We visit here once a year so we are very familiar with the property and area. While everything was there as described I didn't get the same friendly service I get when I rent directly from the owner. When I called to ask if the door could be unlocked an hour earlier, they said they could but it would be at an additional charge. Mind you that we were at the front door and there was no one cleaning or leaving the condo. Also, the supplies in the condo were so limited. The toilet paper, only one extra in each bathroom, paper towels only one roll, and that was all that was provided. When the condo is personally owned and managed there tends to be a more flexible check-in without an additional cost. Also while we did expect to have to buy supplies for the week, we didn't expect that there be absolutely nothing in the condo. Sometimes you find detergent, fabric softner, shopping bags, extra toilet paper, trash bags, etc, there was nothing extra in this condo. We also had an issue with the property manager, he was rude to our son and made him cry! My son was outside playing and came in crying saying that the man was mean to him. A neighbor was witness to this and told is that it was not the first time and that there have been other complaints against him but he's still working there. Also the refrigerator smelled of fish. The tv in the upstairs guest bedroom didn't work.

Great location and great value

Stayed here for 1 week with my family (husband, mother and 2 kids). Plenty of room for everybody. The condo is well equipped to accommodate daily meal prep/cooking. It located in close to the gate and is truly walking distance to King's Market and Queen's Market. I think you could also walk to A beach though I did not try. Right off the condo, you can enjoy petroglyphs! also. I also like the general location of Waikoloa, which is close to Waimea, Hawi, Waipio and can have an easy access to Hilo.

The unit was clean and tidy though my mother who stayed in the first floor bed room, thought they could have done better job cleaning the first floor bathroom. Maybe if it is not utilized often and gets less TLC?

Overall, I think price for the space and overall experience has outstanding value. Highly recommend.

Great location, but attention needed in areas......

This was our third family trip to the Fairway Villas, but the first time in M3. The location is quiet and relaxing with views of sunsets, mountains and , golf course and shops across the pond. In the mornings you may see golfers, but it was never disturbing. The condo itself was a nice size with plenty of room for 6-8 people. We had many fun evenings relaxing or playing games. If you are considering coming with a large family or group it would be a nice place to relax. A few items from past reviews to be addressed... First, this is a lovely condo, and in good condition; yes, some areas could use paint touch ups and the theme in the master bedroom could use an update. Items that we felt worth mentioning: the oven door could use a good cleaning, the light switches need to be identified in main living area; the fan on the main floor needs a little maintenance and the switch for it was an interesting adventure to find (on the wall across the room by the dining area), also many of the light bulbs need to be replaced. The air conditioner sounds as though it needs to be replaced; it was difficult to have a conversation on the patio because it was so loud! The grilling area is great, but half of the grills are not working. The parking spots should be marked with the condo number to avoid not having a place to park. I have to say that our biggest complaint was the pool situation. Last year during our final days we were rudely acquainted with what we not so lovingly call the pool police! We understand the trouble of people sneaking in to use a pool when they aren't staying at the condos; hence the need for a key, but on the weekends we had the not so lovely privilege of dealing with a very crass, unwelcoming women who sits and rudely asks where you are staying the minute you enter. It would be one thing if she welcomed you with a smile, but that is hardly the case. So, BEWARE! We considered trying other places this year, but have enjoyed this area and the shops that are close by. It also starts to feel like coming home each year we return, as everything is familiar. With all that said, and even the fact we loved the 2 weeks we had at this location; I believe this condo is over priced! The max should be $275 with a discount for more than 10 days! We do plan to come back to Hawaii again, but not sure if we will stay at this particular resort.
