This stunning space is part of a single-family historic home/duplex curated with chic-appointed designer furnishings and basking in natural light and styled comfort. The home and adjoining deck are for guests only, ensuring a private and exclusive experience.

Upon entering, you'll be greeted by the charming ambiance of black wood beams that line the ceiling in this expansive TV/living room area. After a day of exploring the city, unwind in the comfort of luxury leather furnishings, complete with a 65-inch smart TV for your entertainment needs.

Down four steps, a sunlit second seating area is perfect for reading or enjoying a glass of wine. The dining room is laced with natural light and a table large enough to entertain six guests. Bright windows offer views of one of two protected Live Oak trees on the property. There's nothing like a touch of nature in such a sophisticated landscape.

When you're not enjoying Austin's famous food and music scene, the fully equipped kitchen features a full-size gas stove, oven, and a deep sink, making meal preparation a breeze. For your convenience, the kitchen has a dishwasher and in-unit washer and dryer, ensuring a hassle-free stay. Things to note:
- Unit A is occupied full time. Please do not disturb the occupants.
- Unit B’s entry is located down the steps on the right side of the house. Please use this as the primary entrance to the home.
- Please use kitchen door inside Unit B to access Unit B’s deck.
- Free parking is available in the large driveway and on the street. Please be aware that there is a berm at the beginning of the driveway that will damage low-profile cars. Driveway parking is best suited for SUVs and or Trucks.

House rules

  3. No events, parties, or group gatherings unless pre-approved.
  4. Vacation rental use only.
  5. Early check-in requests within 24 hours of arrival.
  6. Late check-out requests by 10 AM the day before departure.
  7. Early check-in and late check-out may incur a fee up to $100.
  8. Follow city occupancy rules; children under 2 not counted.
  9. Over-occupancy incurs a $500 fine per extra person.
  10. Quiet Hours: 9 PM – 8 AM; noise under 60 dBA. $500 fine for noise violations.
  11. Property Inspection: Notify us of any issues immediately. We may inspect at any time for rule violations.
  12. Pets: Must be pre-approved. If pets are authorized, fees are collected after booking confirmation. Unauthorized pets incur extra fees and fines.
  13. Cleaning: Remove trash and load & run dishwasher upon check-out. Extra trash incurs a $150 fee.
  14. Utilities & Appliances: Normal utility usage included. Excessive use could incur additional fees. Use appliances as intended.
  15. Parking: Follow local parking rules. Fines for violations.
  16. Safety & Security: No illegal activities or hazardous materials. Properties may have surveillance.
  17. Maintenance: Report issues promptly. No refunds for mechanical failures.
  18. Payments & Deposits: Major credit card required. Security deposit may be used for damages.
  19. Lost & Found: $25 minimum shipping cost for lost items.
  20. Legal: Violation of rules may result in eviction without refund. By booking, you agree to all rules and regulations.
