Comprised of 2 completely separate units that can be booked individually, Frio Suite and Concan, guests now have the flexibility and convenience to book both together, where both units become yours for the duration of your stay. Frio Suite features two adjoining rooms offering a comfortable and flexible layout for guests. The main studio-style room is equipped with a cable TV, bistro table for two, mini refrigerator, microwave, and a coffee bar with a single-serve coffee maker — providing everything needed for light meals, snacks, or morning coffee before heading out for the day. The second room offers two queen beds, providing ample sleeping space for groups or families. With the adjoining layout, Frio Suite is well suited for families or friends traveling together, offering separate sleeping spaces while allowing everyone to stay connected throughout their Hill Country getaway.

Concan adds another inviting living space with a warm Southwest-inspired design. A seasonal wood-burning fireplace serves as the focal point of the room, accompanied by a smart TV with cable, a comfortable chair, and an ottoman for relaxing after a day of exploring. The full kitchen features barn door-style cabinetry, a single-serve coffee maker, and everything needed to prepare meals, while the dining table for four provides a comfortable place to gather for breakfast or planning the next day's adventures.

Utopia comfortably sleeps 8 guests in all, between 2 units.

Frio Suite comfortably sleeps 6 guests between 2 private bedrooms.

Bedroom #1 includes a king size bed, a smart TV also equipped with cable, and an ensuite bathroom with a single vanity and a walk-in shower.

Bedroom #2 includes 2 queen size beds.

Concan studio comfortably sleeps 2 guests in a queen size murphy bed.

This unit also includes a full guest bathroom with a single vanity and a shower/tub combo with a jetted Whirlpool tub.

THINGS TO NOTE
• Communal washer and dryer available in the closet in the breezeway of the building.
• Lot parking for 2 vehicles available in the gravel lot at the Northeast corner of the property.
• No pets allowed. Unauthorized pets result in a $350 fee and may require immediate removal with no refund.
• Check-in is at 3:00 PM and check-out is at 11:00 AM.
• This home is a sister unit to other units in the building.
• This home is the combination of the upstairs (Frio Suite) and downstairs (Concan) units in the 2nd building on the right as you enter the property.
• Please also note that this unit is part of a larger rental property that includes several smaller units and combination units, so guests may see other guests coming and going and enjoying the shared common areas such as the parking areas, pool, playground, and grounds.

- Please be respectful of other guests on the property and keep excessive noise to a minimum, especially during quiet hours of 10:00 PM–8:00 AM.
- The pool closes at 10:00 PM, no exceptions.
- Please only flush waste or toilet paper — no wipes, paper towels, etc.
- No jumping or diving into the pool.
- No glass within 20 feet of the pool; broken glass requires draining the pool (minimum $500 fee assessed).
- No linens or towels may be removed from the property to use at the river.
- No pets allowed. Unauthorized pets result in a $350 fee and may require immediate removal with no refund.
