Eagles Nest – Boat Slip

Inside, the open living area brings everyone together with a comfortable couch, a fireplace, and a smart TV for relaxing after a day at the lake. The kitchen is equipped with everything needed for preparing meals, including a combination Keurig single-serve and drip coffee maker and counter seating for four. Just beside the kitchen, the dining table seats six, creating a central space for shared meals and planning the day's adventures.

Whether you're heading out on the lake from the private boat slip or returning from exploring Osage Beach, Eagles Nest provides a comfortable setting to unwind and enjoy your time at the Lake of the Ozarks.

This home comfortably sleeps 9 guests between 3 private bedrooms and a queen size sleeper sofa in the living room.

Bedroom #1 includes a king size bed, a smart TV, balcony access, and an ensuite bathroom with a dual vanity, a soaking tub, and a walk-in shower.

Bedroom #2 includes a queen size bed, a smart TV, and an ensuite bathroom with a single vanity and a shower/tub combo, also accessible via the dining room.

Bedroom #3 includes a set of twin-over-queen size bunk beds and a smart TV.

THINGS TO NOTE:
• Washer and dryer in home.
• This condo offers parking for 2 vehicles in the parking lot. The parking lot is located directly in front of the building.
o The complex has reserved numbered parking spaces in front of each building. A parking pass is required to park in a numbered space. Each unit is only allowed one parking pass for the numbered parking spaces.
o Upon entering the property, you'll find the parking pass located inside the kitchen, on the countertop. It's crucial to place the parking pass in your car immediately upon arrival. Please note that the HOA enforces strict parking regulations. Vehicles in a numbered parking space without a valid pass displayed will be subject to fines and towing at the owner's expense.
o Additional Parking: Additional unmarked parking is available throughout the complex. Temporary visitor parking passes may also be obtained from security when present. Temporary passes for unmarked parking is not needed in the off season when security is not present.
o Place Parking Pass on the kitchen counter. Failure to return parking pass will result in a fine.
o Trailers are not permitted to be pulled through the property or parked/stored on site; the nearest public boat ramp and trailer parking is Grand Glaize Marina (PB2), 711 Public Beach Rd, Osage Beach, MO 65065 — (573) 348-1233.
o By water, Land's End Condominiums is located at the 19 Mile Marker.
o The parking lot is level with the second floor. The condo is located on the third floor, so you will need to go up one flight of stairs or take the elevator to reach the unit.
• The 16x48 boat slip is located on doc B slip number 3.
o Please note that its use is at your own risk, and we are not responsible for any damage to a boat while tied up on the dock.
• We understand that pets are a part of your family, and we welcome well-behaved pets in our vacation rental. To ensure a pleasant stay for all guests, we kindly request adherence to the following guidelines:
o We allow a maximum of 1 pet per stay. Dogs only.
o Only dogs under 50 pounds are permitted. We do not allow pets over this weight limit. This policy is in place to help protect the property and ensure a safe, comfortable environment for all guests.
o Please note that there is an additional Pet Fee of $25 per pet per day that is not included in your final booking cost. To pay your Pet Fee, please contact the Customer Care Team after booking.
o Pets must be well-behaved, house-trained, and under the control of their owners at all times. Excessive barking, aggressive behavior, or any disturbances to neighbors are not permitted. Pets should not be left unattended in the property unless in a secure crate or carrier.
o Pet owners are responsible for cleaning up after their pets both inside the rental and in the surrounding areas. Any damage caused by pets will be charged accordingly.
o Pets are not allowed on furniture, including beds and sofas. Please bring your pet's bedding or crate for their comfort.
o Guests are responsible for complying with local leash laws and pet regulations. Pets must be on a leash when outside the rental property.
o Failure to comply with this pet policy may result in additional cleaning fees, Damage fees, or, in severe cases, termination of the rental agreement without refund.
o By bringing your pet to our vacation rental, you agree to adhere to these guidelines. We appreciate your cooperation in ensuring a pleasant experience for all our guests.

There are many things to see and do in the area including golfing at one of the many championship courses, swimming, or a boat ride on the lake, or hiking and biking one of the many scenic trails.

We recommend Children under the age of 12 wear a flotation device while swimming in the local community pools.
We require all guests to adhere to the local state laws that require all children under the age of the 12 to be accompanies by an adult and wear a certified PFD near or in the lake water.
