Furnished with comfortable wicker seating beneath a ceiling fan, this inviting outdoor living space offers another comfortable place to gather while enjoying the peaceful natural surroundings.

The shared full bathroom combines modern finishes, featuring a spacious walk-in shower with pebble stone mosaic flooring, full-height gray tile walls, a rain showerhead, and an extended granite single vanity with white shaker cabinetry.

• Driveway parking is available for up to 2 vehicles. Parking on the grass is not permitted.
• This home is not pet-friendly, unless you are travelling with a service animal. Evidence of unauthorized animals during your stay or after checkout may result in additional cleaning fees.

Jupiter is known for its beautiful beaches, scenic waterways, championship golf courses, waterfront restaurants, and abundant outdoor recreation. Spend your days exploring nearby Jonathan Dickinson State Park, Jupiter Inlet Lighthouse, Riverbend Park, or relaxing along the Atlantic coastline before returning to Abi's House, where the peaceful natural surroundings and comfortable living spaces offer a quiet place to unwind and enjoy the slower pace of South Florida living.

Occupancy
- Maximum occupancy is 4 guests, including all visitors — no exceptions.
- All guests must be listed in the rental agreement; unregistered guests are not permitted.
- Violation of the occupancy limit may result in immediate eviction.

Quiet Hours & Noise
- Quiet hours are from 10:00 PM to 7:00 AM per Palm Beach County Ordinance §7.8.
- During quiet hours, all outdoor activity — including music, voices, and gatherings — must cease; sound must not be audible at the property line.
- Permitted daytime sound levels: maximum 55 dBA measured from the property line (7:00 AM–8:00 PM); maximum 50 dBA from 8:00 PM–10:00 PM.
- No amplified music, speakers, or audio devices audible beyond the property boundary at any time.
- Violation of Palm Beach County noise ordinance may result in fines issued directly to guests by PBSO.

Parking
- Parking is permitted in the driveway in front of the home only — maximum 2 vehicles.
- No parking on the grass, lawn, or yard; this is enforced by the owner and county regulations.
- No parking on the street.
- No recreational vehicles, trailers, or boats may be parked on the property.

Pets
- No pets of any kind are permitted on the property; this policy is strictly enforced.
- Service animals are accommodated as required by federal law (ADA) — guests must notify Grand Welcome in advance of service animal arrival.
- Undisclosed pets will result in a pet fine and/or immediate termination of the reservation.

Smoking
- No smoking inside the home, screened room, or garage at any time.
- Smoking is permitted in designated outdoor areas only; all materials must be fully extinguished and disposed of properly — never near the firepit area or dry vegetation.
- Guest is responsible for any smoke odor remediation charges.

Outdoor Firepit
- The firepit is available for guest use during permitted hours and must be extinguished by 10:00 PM.
- Never leave the firepit unattended while burning.
- Do not burn trash, aerosol cans, or treated wood.
- A bucket of water or fire extinguisher must be accessible during use.
- Check Palm Beach County burn ban status before use — during drought or red flag conditions, outdoor fires may be prohibited.

Outdoor Grill
- Clean the grill before and after each use; supplies are provided.
- Do not use the grill inside the screened room or indoors — outdoor use only.
- Allow the grill to fully cool before covering or moving.

Septic System
- Flush only toilet paper — no wipes (including "flushable" wipes), feminine products, paper towels, dental floss, or any other items.
- Do not pour grease, oil, paint, or harsh chemicals down any drain.
- Limit consecutive laundry loads by spacing them at least one hour apart.
- Report any slow drains, gurgling, or odors to the rental agent immediately.
- Septic damage caused by guest misuse will be charged back to the guest.

Trash & Recycling
- Trash and recycling pickup: Mondays and Thursdays.
- Place bins at the curb no earlier than the evening before pickup and return bins to storage within 24 hours of pickup.
- All trash must be in sealed bags and secured in the bins — do not leave loose trash outside.
- Do not overfill bins; contact the Grand Welcome team if additional trash service is needed.

Gatherings & Events
- No parties, events, or gatherings exceeding the maximum occupancy of 4 persons.
- This is a quiet residential neighborhood; guests are expected to be considerate of neighbors at all times.
