The kitchen has what you need for simple meals, including a coffee maker to kickstart your day, and the dining table seats 4. Step out to the covered front porch to soak in the hot tub, fire up the BBQ grill, or lounge with a cup of coffee. The front yard offers a wood-burning fire pit with seating, corn hole and seating for laid-back afternoons and evenings, plus a backyard for a bit of extra space to spread out.

Both bedrooms feature smart TVs, and Bedroom 2 includes a desk if you need a spot to catch up or plan the next day’s adventures. You’ll be close to Sevierville, Pigeon Forge, and Gatlinburg attractions, while having a peaceful place to come home to. Parking is easy in the private paved driveway for three vehicles.

Important Things to Note:
• Parking is available for up to 3 vehicles in the private, paved driveway.
• This is a single level home—minimal stairs are required to access the main entrance.
• This home is pet friendly. A maximum of 2 dogs under 30 lbs may be brought to this home. Please note that there is an additional Pet Fee of $75 per pet that is not included in your final booking cost. To pay your Pet Fee, please contact the Customer Care Team after booking.
• This home is equipped with 2 external security cameras, for guest safety: (1) located on the front porch and monitoring the driveway, and (2) located on the side of the house and monitoring the porch steps to entry.
• Due to Smoky Mountains remote mountain location, Wi-Fi and cell service throughout the area can be spotty or occasionally unavailable—this is a common experience for visitors across town.
• Check-in time is 4:00 PM. Early check-in cannot be confirmed in advance, but if the property is ready before 4:00 PM on your arrival day, you’ll be automatically notified.
• Check-out time is 10:00 AM. Late check-out must be requested within 24 hours of your departure and is subject to availability. Approval is not guaranteed and additional fees may apply.
• We recommend considering travel insurance, just in case any unexpected changes come up. We do stick to our cancellation policy and want to make sure you're covered!
• We provide bedding, towels and a small starter set of essentials to help get you settled. Feel free to message us for details on what’s included.
• Salt, pepper, and cooking oil are not provided unless otherwise noted.
• Cookware, bakeware, utensils, are available for guest use.

House Rules

• Must be 18+ to book.
• No smoking or vaping.
• No events, parties, or group gatherings unless pre-approved.
• Vacation rental use only.
• Check-In/Check-Out:
A fee of $75 per hour will be charged for any unauthorized stay beyond the checkout time.
Early check-in requests within 24 hours of arrival.
Late check-out requests by 10 AM the day before departure.
Early check-in and late check-out may incur a fee up to $100.
• Occupancy:
Follow city occupancy rules; children under 2 are not counted.
Over-occupancy incurs a $500 fine per extra person.
• Quiet Hours:
9 PM – 8 AM; noise under 60 dBA.
$500 fine for noise violations.
• Property Inspection:
Notify us of any issues immediately.
We may inspect at any time for rule violations.
• Pets:
For all pet-friendly properties, fees are collected after booking confirmation.
Unauthorized pets incur extra fees and fines.
• Cleaning:
Remove trash and load & run dishwasher at check-out.
Extra trash incurs a $150 fee.
• Utilities & Appliances:
Normal utility usage included. Excessive use could incur additional charges.
Only use the designated EV charger if available. Charging electric vehicles from non-designated outlets may result in additional fines.
Use appliances as intended.
• Parking:
Follow local parking rules.
Fines for violations.
• Safety & Security:
No illegal activities or hazardous materials.
Properties may have surveillance.
• Maintenance:
Report issues promptly.
No refunds for mechanical failures.
• Payments & Deposits:
Major credit card required.
Security deposit may be used for damages.
Failure to return keys, key cards, pool passes, etc., will result in a $50 fine per key.
• Lost & Found:
$25 minimum shipping cost for lost items.
• Legal:
Violation of rules may result in eviction without a refund.
