The main level offers two queen bedrooms connected by a Jack-and-Jill bathroom, while the upstairs loft serves as a fun hangout and additional sleeping space. Step outside to the porch for a soak in the hot tub, and gather around the fire pit in the evening. You’ll also find a BBQ grill and outdoor seating for simple meals and time together in the fresh mountain air.
Inside, the loft features a foosball table for game nights and a sofa sleeper for added flexibility. A laptop-friendly workspace supports quick check-ins if you’re working on the go. Mountain views set a relaxing backdrop, and a private washer and dryer help make longer stays easy. Parking is available on-site for up to three vehicles.

Bathrooms
• Bathroom 1: Full Jack-and-Jill between Bedroom 1 and Bedroom 2
• Bathroom 2: Full ensuite off the loft sleeping area

Important Things to Note
• Parking & Access: Follow the driveway to the back of the property. Parking is limited to a maximum of 3 vehicles. Turnaround space is limited. The approach includes highway to gravel to dirt back to gravel with very hilly terrain; 4WD is strongly recommended.
• Stairs: The loft sleeping area is upstairs; stairs are required.
• Wi-Fi & Cell Service: Due to the Smoky Mountains’ remote location, Wi-Fi and cell service can be spotty or occasionally unavailable.
• Washer/Dryer: A private washer and dryer are available for your use.
• Pet Policy: This home is not pet friendly. Please do not bring pets. If evidence of a pet is found during or after your stay, additional cleaning fees may apply.
• Check in is at 4:00 PM and checkout is at 10:00 AM. We cannot guarantee or approve early check in or late checkout requests in advance.
• If the property is ready before 4:00 PM on arrival day, you’ll be automatically notified. Late checkout must be requested within 24 hours of departure, is subject to availability, and additional fees may apply.
• We recommend considering travel insurance, just in case any unexpected changes come up. We do stick to our cancellation policy and want to make sure you're covered!
• We provide bedding, towels and a small starter set of essentials to help get you settled. Feel free to message us for details on what’s included.
• Salt, pepper, and cooking oil are not provided unless otherwise noted.

Check-In/Check-Out

A fee of $75 per hour will be charged for any unauthorized stay beyond the checkout time.
Early check-in requests within 24 hours of arrival.

Late check-out requests by 10 AM the day before departure.

Early check-in and late check-out may incur a fee up to $100.

Occupancy

Follow city occupancy rules; children under 2 are not counted.

Over-occupancy incurs a $500 fine per extra person.

Quiet Hours

9 PM – 8 AM; noise under 60 dBA.

$500 fine for noise violations.

Property Inspection

Notify us of any issues immediately.

We may inspect at any time for rule violations.

Pets

This home is not pet friendly. If there is found evidence of an animal's presence during your stay or post check-out, guests will be charged an additional cleaning fee.

Unauthorized pets incur extra fees and fines.

Cleaning

Remove trash and load & run dishwasher at check-out.

Extra trash incurs a $150 fee.

Utilities & Appliances

Normal utility usage included. Excessive use could incur additional charges.

Only use the designated EV charger if available. Charging electric vehicles from non-designated outlets may result in additional fines.

Use appliances as intended.

Parking

Follow local parking rules.

Safety & Security

No illegal activities or hazardous materials.

Maintenance
