This two-story house features 4 bedrooms and 4 bathrooms, plus a loft game lounge with foosball and a game console. Unwind outside on the patio with seating and a garden view or slip out from Bedroom 4 for direct access to the hot tub. Inside, you’ll find simple comforts that make stays easy: Wi-Fi, a laptop-friendly workspace, and a private washer and dryer. Mounted TVs are available in the loft and select bedrooms for low-key movie nights.

• Bedroom 4 (upstairs): Queen bed, hot tub access.
• Loft: Two sleeper sofas, foosball table, mounted TV, game console.

• Bathroom 1: Ensuite to Bedroom 1, walk-in shower, single vanity, walk-in closet.

• Bathroom 3: Ensuite to Bedroom 3, stand-up shower, double vanity.
• Bathroom 4: Hall bath, stand-up shower, single vanity.

Important Things to Note:
• Parking is available for up to 4 vehicles in the private, paved driveway.
• This is a three-story home—stairs are required to access the main entrance as well as the bedrooms.
• Private laundry is available during your stay.
• This home is not pet friendly. If there is found evidence of an animal's presence during your stay or post check-out, guests will be charged an additional cleaning fee.
• This home is equipped with 2 external security camera, for guest safety: (1) located at the front door and monitoring the front entrance area, and (2) located above the garage door and monitoring the garage entrance and driveway.
• Due to Smoky Mountains remote mountain location, Wi-Fi and cell service throughout the area can be spotty or occasionally unavailable—this is a common experience for visitors across town.
• Check-in time is 4:00 PM. Early check-in cannot be confirmed in advance, but if the property is ready before 4:00 PM on your arrival day, you’ll be automatically notified.
• Check-out time is 10:00 AM. Late check-out must be requested within 24 hours of your departure and is subject to availability. Approval is not guaranteed and additional fees may apply.
• We recommend considering travel insurance, just in case any unexpected changes come up. We do stick to our cancellation policy and want to make sure you're covered!
• We provide bedding, towels and a small starter set of essentials to help get you settled. Feel free to message us for details on what’s included.
• Salt, pepper, and cooking oil are not provided unless otherwise noted.



House Rules

• Must be 18+ to book.
• No events, parties, or group gatherings unless pre-approved.
• Vacation rental use only.
• Check-In/Check-Out:
A fee of $75 per hour will be charged for any unauthorized stay beyond the checkout time.
Early check-in requests within 24 hours of arrival.
Late check-out requests by 10 AM the day before departure.
Early check-in and late check-out may incur a fee up to $100.
• Occupancy:
Follow city occupancy rules; children under 2 are not counted.
Over-occupancy incurs a $500 fine per extra person.
• Quiet Hours:
9 PM – 8 AM; noise under 60 dBA.
$500 fine for noise violations.
• Property Inspection:
Notify us of any issues immediately.
We may inspect at any time for rule violations.
• Pets:
For all pet-friendly properties, fees are collected after booking confirmation.
Unauthorized pets incur extra fees and fines.
• Cleaning:
Remove trash and load & run dishwasher at check-out.
Extra trash incurs a $150 fee.
• Utilities & Appliances:
Normal utility usage included. Excessive use could incur additional charges.
Only use the designated EV charger if available. Charging electric vehicles from non-designated outlets may result in additional fines.
Use appliances as intended.
• Parking:
Follow local parking rules.
Fines for violations.
• Safety & Security:
No illegal activities or hazardous materials.
Properties may have surveillance.
• Maintenance:
Report issues promptly.
No refunds for mechanical failures.
• Payments & Deposits:
Major credit card required.
Security deposit may be used for damages.
Failure to return keys, key cards, pool passes, etc., will result in a $50 fine per key.
• Lost & Found:
$25 minimum shipping cost for lost items.
• Legal:
Violation of rules may result in eviction without a refund.
