Gather the whole crew across three comfortable levels with nine bedrooms, nine bathrooms, and plenty of space to spread out. The main living level opens to a wraparound porch, and many bedrooms feature direct porch access for easy indoor-outdoor living.

Entertainment is the star here: shoot pool, settle in for movie night in the theater room, and take on friendly competition in the game room with air hockey and multiple arcade machines. A bar area and plenty of seating make it easy to mingle, while the outdoor hot tub and furnished porch give you a relaxing spot to unwind after a day of adventures. Each bedroom includes a smart TV, and there’s a private washer and dryer to keep gear fresh throughout your stay.

Important Things to Note:
• Parking: Ample parking for 8+ vehicles is available at the back of the cabin.
• Stairs: This is a three-story property. Stairs are required.
• Laundry: A private washer and dryer are available for your use.
• WiFi is provided; however, due to the Smoky Mountains’ rural location and areawide infrastructure, speed and reliability can vary and are not guaranteed. Cell service may also be spotty.
• We provide bedding, towels and a small starter set of essentials to help get you settled. Feel free to message us for details on what’s included.
• Salt, pepper, and cooking oil are not provided unless otherwise noted.
• Check in is at 4:00 PM and checkout is at 10:00 AM. We cannot guarantee or approve early check in or late checkout requests in advance.
• If the home is ready before 4:00 PM on your arrival day, we’ll notify you automatically. Late checkout must be requested within 24 hours of departure and is subject to availability; additional fees may apply.
• We recommend considering travel insurance, just in case any unexpected changes come up. We do stick to our cancellation policy and want to make sure you're covered!

Check-In/Check-Out

A fee of $75 per hour will be charged for any unauthorized stay beyond the checkout time.
Early check-in requests within 24 hours of arrival.

Late check-out requests by 10 AM the day before departure.

Early check-in and late check-out may incur a fee up to $100.

Occupancy

Follow city occupancy rules; children under 2 are not counted.

Over-occupancy incurs a $500 fine per extra person.

Quiet Hours

9 PM – 8 AM; noise under 60 dBA.

$500 fine for noise violations.

Property Inspection

Notify us of any issues immediately.

We may inspect at any time for rule violations.

Pets: This home is not pet-friendly. If there is found evidence of an animal presence during your stay or post check-out, you will be charged additional cleaning fees.

Unauthorized pets incur extra fees and fines.

Cleaning

Remove trash and load & run dishwasher at check-out.

Extra trash incurs a $150 fee.

Utilities & Appliances

Normal utility usage included. Excessive use could incur additional charges.

Only use the designated EV charger if available. Charging electric vehicles from non-designated outlets may result in additional fines.

Use appliances as intended.

Parking

Follow local parking rules.

Fines for violations.

Safety & Security

No illegal activities or hazardous materials.

Properties may have surveillance.

Maintenance

Report issues promptly.

No refunds for mechanical failures.

Payments & Deposits

Major credit card required.

Security deposit may be used for damages.

Failure to return keys, key cards, pool passes, etc., will result in a $50 fine per key.

Lost & Found

$25 minimum shipping cost for lost items.

Violation of rules may result in eviction without a refund.
