The home sleeps 8 across three bedrooms and three bathrooms, making it a good fit for families, couples, or a small group of friends. Spend your time outdoors: soak in the hot tub, gather around the fire pit or chiminea, and enjoy the furnished patio as boats glide by. With an on-site boat slip, jet ski ramp, and direct access to Lake LBJ, getting on the water is a breeze.

Sleeping Arrangements & Bathrooms:
• Bedroom 1 (1st floor): Queen bed, ensuite bathroom with single vanity and walk-in shower
• Bedroom 2 (1st floor): King bed, smart TV, view of Lake LBJ, ensuite bathroom with double vanity and walk-in shower
• Bedroom 3 (Basement): Queen bed
• Living Room (1st floor): Queen size sofa sleeper
• Shared bathroom (1st floor): Single vanity and walk-in shower
Important Things to Note:
• Private laundry is available during your stay.
• Parking is available for 2 vehicles in the garage and approximately 3 vehicles in the driveway.
• An air fryer is available for guest use.
• Bring your own firewood for the outdoor fire pit and chiminea.
• No diving in shallow water or off the 2nd story balcony.
• The boat slip and jet ski ramp are available for guest use.
• Any boats, jet skis, kayaks, canoes, or watercraft located on or near the property belong to the owner and are not available for guest use.
• Kindly be advised that there are multiple flights of steps, specifically at the main entrance, the interior garage entry, and the basement.
• This home is pet friendly. A maximum of 2 dogs no more than 30 lbs may be brought to this home. Please note that there is an additional Pet Fee of $75 per pet that is not included in your final booking cost. To pay your Pet Fee, please contact the Customer Care Team after booking.
• This home is equipped with one external security camera, for guest safety, located at the front door and monitoring the front entrance area.
• We provide bedding, towels and a small starter set of essentials to help get you settled. Feel free to message us for details on what’s included.
• Salt, pepper, and cooking oil are not provided unless otherwise noted.
• Check in is at 4:00 PM and checkout is at 10:00 AM. We cannot guarantee or approve early check in or late checkout requests in advance. If the home is ready early, we’ll let you know; late checkout may be available day-of for a fee and is subject to availability.
• We recommend considering travel insurance, just in case any unexpected changes come up. We do stick to our cancellation policy and want to make sure you're covered!
• Please note there is construction next door until further notice.

• No events, parties, or group gatherings unless pre-approved.
• Vacation rental use only.
• No diving in shallow water or off the 2nd story balcony.
• Any boats, jet skis, kayaks, canoes, or watercraft located on or near the property belong to the owner and are not available for guest use.
• Check-In/Check-Out:
A fee of $75 per hour will be charged for any unauthorized stay beyond the checkout time.
Early check-in requests within 24 hours of arrival.
Late check-out requests by 10 AM the day before departure.
Early check-in and late check-out may incur a fee up to $100.
• Occupancy:
Follow city occupancy rules; children under 2 are not counted.
Over-occupancy incurs a $500 fine per extra person.
• Quiet Hours:
9 PM – 8 AM; noise under 60 dBA.
$500 fine for noise violations.
• Property Inspection:
Notify us of any issues immediately.
We may inspect at any time for rule violations.
• Pets:
For all pet-friendly properties, fees are collected after booking confirmation.
Unauthorized pets incur extra fees and fines.
• Cleaning:
Remove trash and load & run dishwasher at check-out.
Extra trash incurs a $150 fee.
• Utilities & Appliances:
Normal utility usage included. Excessive use could incur additional charges.
Only use the designated EV charger if available. Charging electric vehicles from non-designated outlets may result in additional fines.
Use appliances as intended.
• Parking:
Follow local parking rules.
Fines for violations.
• Safety & Security:
No illegal activities or hazardous materials.
Properties may have surveillance.
• Maintenance:
Report issues promptly.
No refunds for mechanical failures.
• Payments & Deposits:

Security deposit may be used for damages.
Failure to return keys, key cards, pool passes, etc., will result in a $50 fine per key.

$25 minimum shipping cost for lost items.
