This home comfortably sleeps 6 guests between 2 private bedrooms and a queen-size sleeper sofa in the living room.

Bedroom #1 includes a king-size bed, smart TV, and ensuite bathroom with a single vanity, a soaking tub, and a walk-in shower.

Bedroom #2 includes a queen-size bed, smart TV, and an ensuite bathroom with a single vanity and a shower/tub combo.

The home also includes an additional full guest bathroom with a shower/tub combo.

THINGS TO NOTE:
• Washer and dryer in home.
• Lot parking for 2 vehicles is available on a first-come, first-served basis.
• As of January 1, 2026, there is a $7.00 per night, per vehicle fee to all nightly rental guests paid to the POA when you check in. This is a mandatory fee that the POA Board of Directors has decided to charge. We do not have any control over it and the fee cannot be waived.
• This home is a first-floor, walk-down unit with 20 steps required to reach the main entrance.
• Early Check-In / Late Check Out: These options are based on availability and are NOT INCLUDED in your reservation. Additional fees may apply. Please contact us in advance if you’re interested.
• Long-term stays allowed.
• Portable crib and highchair provided.
• Pools, hot tubs, and other facilities in the resort are operated by the HOA, and neither Grand Welcome nor the property owners are responsible or liable for any refunds in the event that they are closed for any reason.
• This home is not pet-friendly. If there is found evidence of an animal presence during your stay or post check-out, you will be charged additional cleaning fees.

The home is less than 4 miles from the White River Balds Natural Area, a 362-acre nature preserve with rolling green glades, hiking trails, and scenic landscapes. Downtown Branson, just 10.5 miles away, is a historic town dotted with dozens of restaurants, boutiques, and specialty stores. It’s simple to navigate downtown by walking, riding a bike, or hopping on the free downtown trolley. While downtown, it’s common to stumble upon a local festival, live music, and other noteworthy events.

- Check-In is 4:00pm and Checkout time is 10:00am.
- A late check-out may be available upon request, so please ask your Guest Services team for cost and availability prior to your checkout date. Failure to abide by this listed check-in and checkout times will result in a $50 fine for every 30-minute violation before or after the times provided.
- This is a "Non-Smoking" property. Smoking or vaping inside a unit is not permitted. You will be fined $500 plus mitigation costs.
- Pets of any kind are not permitted unless noted as a "Pet Friendly" unit. You will be fined $500 plus double cleaning fees.
- Always observe quiet hours of 10:00PM to 8:00AM, as there are neighbors close by.
- Parties or events of any kind are not allowed.
- Do not move or rearrange the furniture.
- Do not exceed the maximum number of cars or occupants.
- Do not park automobiles in the grass, as they will be ticketed and towed. There is also no trailer, boat, rv, jet ski parking of any sort at the properties.
- Failure to follow these rules/procedures and the rules/procedures stated in the agreed upon rental agreement could result in fines, forfeit of the security deposit, and in some cases being asked to vacate immediately without a refund.
