• Living Room: Sleeper sofa (sleeps 2), gas fireplace, Smart TV.
Bathrooms:
• Bathroom 1: Ensuite to primary; walk-in shower with built-in bench.
• Bathroom 2: Hallway access; tub/shower combo.

Important Things to Note
• Stairs: This is a 2nd-floor unit and there is no elevator; stairs are required.
• WiFi is provided; however, due to our mountain location and areawide infrastructure in Breckenridge, speed and reliability can vary and are not guaranteed.
• Parking: You may park anywhere in the Pine Ridge outdoor parking lot.
• Pet policy: This home is not pet-friendly. Please plan accordingly.
• Exterior security cameras: A Ring doorbell camera monitors the exterior entryway, and a camera on the corner of the garage monitors the driveway. Cameras face exterior/common areas only.
• Seasonal access: Ski-in and walk-to-lift routes depend on trial and snow conditions.
• Check in is at 4:00 PM and checkout is at 10:00 AM. We cannot guarantee or approve early check in or late checkout requests in advance.
• We recommend considering travel insurance, just in case any unexpected changes come up. We do stick to our cancellation policy and want to make sure you're covered!
• We provide bedding, towels and a small starter set of essentials to help get you settled. Feel free to message us for details on what’s included.
• Salt, pepper, and cooking oil are not provided unless otherwise noted.


House Rules:
- Must be 18+ to book.
- No events, parties, or group gatherings unless pre-approved.
- Vacation rental use only.
- Check-In/Check-Out: Early check-in requests within 24 hours of arrival. Late check-out requests by 10 AM the day before departure. Early check-in and late check-out may incur a fee up to $100.
- Occupancy: Follow city occupancy rules; children under 2 not counted. Over-occupancy incurs a $500 fine per extra person.
- Quiet Hours: 9 PM – 8 AM; noise under 60 dBA. $500 fine for noise violations.
- Property Inspection: Notify us of any issues immediately. We may inspect at any time for rule violations.
- Pets: No pets allowed at this property
- Cleaning: Remove trash and load & run dishwasher upon check-out. Extra trash incurs a $150 fee.
- Utilities & Appliances: Normal utility usage included. Excessive use could incur additional fees. Use appliances as intended.
- Parking: Follow local parking rules. Fines for violations.
- Safety & Security: No illegal activities or hazardous materials. Properties may have surveillance.
- Maintenance: Report issues promptly. No refunds for mechanical failures.
- Payments & Deposits: Major credit card required. Security deposit may be used for damages.
- Lost & Found: $25 minimum shipping cost for lost items.
- Legal: Violation of rules may result in eviction without refund. By booking, you agree to all rules and regulations.
