This home comfortably sleeps 7 guests between 2 private bedrooms and a queen-size sleeper sofa in the living room.

Bedroom #1 includes a twin-over-full bunk bed and a smart TV.

Bedroom #2 includes a king-size bed, a smart TV, patio access, and an ensuite bathroom with a single vanity and a shower/tub combo.

This home also includes an additional guest bathroom with a single vanity and a shower/tub combo.

THINGS TO NOTE:
• This home is a first-floor, walk-down unit with 20 steps required to reach the main entrance.
• Lot parking is available on a first-come, first-served basis for 2 vehicles. Guests will be given their parking passes at the gate.
• Early Check-ins and Late Check-outs are not permitted without authorization from our local team and payment of fees.
• Washer and dryer in home.
• Portable crib available.
• Long-term stays allowed.
• The communal outdoor pool is open seasonally from Memorial Day to Labor Day.
• Communal pools, hot tubs and other facilities in the resort are operated by the HOA, and neither Grand Welcome nor the property owners are responsible or liable for any refunds in the event that they are closed for any reason.
• This home is not pet-friendly. If there is found evidence of an animal presence during your stay or post check-out, you will be charged additional cleaning fees.

This enviable location places you within 10 minutes of downtown Branson where you are likely to stumble onto a live music festival, eclectic eateries, trendy boutiques, and local wineries. Beyond the downtown area lie the more famed attractions of Silver Dollar City amusement park, Dolly Parton’s Stampede, Pirate Cove Adventure Golf, Bigfoot Fun Park, and the Titanic Museum. It’s no surprise that Branson has been dubbed the “Live Entertainment Capital of the World” considering there is truly something for everyone to enjoy. We recommend taking plenty of time to explore the area by walking, hopping on a bike, or using the free downtown trolley.

- Check-In is 4:00pm and Checkout time is 10:00am.
- A late check-out may be available upon request, so please ask your Guest Services team for cost and availability prior to your checkout date. Failure to abide by this listed check-in and checkout times will result in a $50 fine for every 30-minute violation before or after the times provided.
- This is a "Non-Smoking" property. Smoking or vaping inside a unit is not permitted. You will be fined $500 plus mitigation costs.
- Pets of any kind are not permitted unless noted as a "Pet Friendly" unit. You will be fined $500 plus double cleaning fees.
- Always observe quiet hours of 10:00PM to 8:00AM, as there are neighbors close by.
- Parties or events of any kind are not allowed.
- Do not move or rearrange the furniture.
- Do not exceed the maximum number of cars or occupants.
- Do not park automobiles in the grass, as they will be ticketed and towed. There is also no trailer, boat, rv, jet ski parking of any sort at the properties.
- Failure to follow these rules/procedures and the rules/procedures stated in the agreed upon rental agreement could result in fines, forfeit of the security deposit, and in some cases being asked to vacate immediately without a refund.

We loved the stay, it’s a beautiful place and we had everything we needed to include crock-pot and iron (very nice!). It was just enough space for 5 adults and we enjoyed Branson as well as our “down time” in the condo for meals and visiting.

The pool was fun, clean and walking distance from our condo. I wish the communication would have been in 1 place. I had a text with all the instructions on getting in which was nice. But the unit number and building number that is needed to enter the gate was in the AirBnb app messages. I just wish everything we needed would have been in one message. The room was nice, beds were comfy. It was definitely a little dusty/dirty in areas that can go unnoticed. The return vent, the corners had cob webs. Overall it was a very good stay. We did have to purchase a couple of fans, the main bedroom did not have a fan.

The condo was nicely appointed and the ability to walk to the pool was a major perk. It was extremely hot the week we visited and the location of the condo on the ground floor kept it cool all day when some air conditioners may have struggled. There were a few maintenance issues, but they were addressed promptly and communication was great. It was perfect size for 2 adults and 2 kids. I can't imagine having more people in the space.

We loved the layout of this property. It was perfect for our family. The kids enjoyed the bunk room and everything was secure and safe in that room for kids. We loved the property that the condo was on as well. Walking distance to the pool and the food from the clubhouse was wonderful. We’ll definitely be back to this location!

Rental was absolutely amazing. Biggest bonus was how close we were to the club house for access to the pools an pickleball court. Added bonus was the access to the outdoor electric grill as well. We will deffinatly be back for a second stay.

The biggest plus was the condo's location within Point Royale. It was right next to the Clubhouse and pool. The condo itself was comfortable. Comfortable beds are always a concern for me, and this place had good ones.Two major drawbacks were the lack of cleanliness and the lack of ceiling fans in the bedrooms. When we arrived, there were cleaning products left on the kitchen counter. We also found food pieces and a water bottle lid under the coffee table. Not a big deal, but still less than ideal when you have to pay for a cleaning fee. Luckily, the AC unit was on point to make up for the lack of ceiling fans. Because the condo is beneath ground level at the entrance, there are zero cross breeze options. For the same reason of the below level entry, the condo is kind of dark. But, they did a great job offering ample lighting to make up for that as well.I'm 50/50 if I would stay here again. My overall experience was good, and the location was awesome. But with so many other options in the area, I may try another place next time.

Really nice condo on a beautiful property. No issues at all with the place, everything was clean and exactly as described in the listing. I will say, we got lucky that there were people staying above us on the last night only because we could hear every footsteps/furniture moving. Something to think of when staying on the ground floor. The amenities were nice but we wish we would’ve come a little later in May due to the outdoor pool & tiki bar being closed and the bar and grille was only open on the weekends. Branson was a nice place but once again, our fault, it was still off season so a lot of things had limited hours or weren’t yet open for the season. Overall a good experience and would recommend staying here to friends and family

Very nice, clean, and responsive. Only issue we had was the people above us being loud. You could hear every single step they’d take. Sadly our host couldn’t do anything due to only being over our unit. Everything on their end was perfect!

The unit is easy to get to and super close to the pool, which we loved! Be prepared that the walls are thin and you can hear the people above you. For the most part people were super respectful of the quiet hours though.

The condo was lovely! Bed was comfortable, living space was great as well. We used the condo as a home base while in town to watch our daughter play softball. It was a good location, great area to run and walk around the neighborhood and golf course. We also enjoyed Capone’s, conveniently located right at the gate to the complex.

Grand place was very beautiful, cozy and so peaceful. Everything was so clean felt like I was actually at home. Nothing was hard to find. The place to go eat and have fun was around 8 to 11 minutes away. I will definitely be booking with them again beautiful home.

Excellent reasonably priced and recently renovated condo. Everything was as the pictures depicted and was clean. The only things minor things we wished for was for a little more seating room in the living room (which we knew from the pics) and a clothes line for drying swimming gear. Beyond that everything was new, they communicated well and we got a value for our stay.

We enjoyed our stay here! Beautiful and clean in the inside, beds are comfortable , plenty of space for a small family . The condo had a lot of cooking products, a Keurig and an outdoor electric grill: I would recommend this place to anyone and would stay again .
