This comfortable, family-friendly 3rd-floor condo offers room for up to 10 guests across 3 bedrooms plus a bunk alcove and 3 bathrooms. The vibe is relaxed and practical—ideal for groups who want an easy home base close to the lifts and downtown.
Bedrooms open to balcony access, and each main bedroom has cable TV for easy downtime. A dedicated desk in the king suite supports remote work or school, and complimentary Wi-Fi keeps everyone connected. You’ll also have a private washer and dryer for gear and laundry. Step outside to take in mountain views or fire up the outdoor BBQ grill. When you’re off the mountain, head to the community indoor/outdoor hot tubs, sauna, and fitness center to unwind.

Important Things to Note
• Parking: One reserved parking space in the heated garage. Parking passes are required and must be displayed at all times to avoid towing; passes are provided inside the unit.
• Building access: This is a third-floor unit with private elevator access. If the elevator is unavailable, stairs will be required.
• Wi-Fi and cellular: Wi-Fi is provided; however, due to the mountain location and area-wide infrastructure, speed and reliability can vary and are not guaranteed. Cell service can be spotty in areas around town.
• Community amenities: Guests have access to shared indoor/outdoor hot tubs, sauna, and fitness center within the complex.
• Pets: No pets are allowed per HOA rules.
• Complimentary private laundry in unit.
• Check in is at 4:00 PM and checkout is at 10:00 AM. We cannot guarantee or approve early check in or late checkout requests in advance.
• We recommend considering travel insurance, just in case any unexpected changes come up. We do stick to our cancellation policy and want to make sure you're covered!
• We provide bedding, towels and a small starter set of essentials to help get you settled. Feel free to message us for details on what’s included.
• Salt, pepper, and cooking oil are not provided unless otherwise noted.

- Must be 18+ to book.
- No events, parties, or group gatherings unless pre-approved.
- Vacation rental use only.
- Check-In/Check-Out: Early check-in requests within 24 hours of arrival. Late check-out requests by 10 AM the day before departure. Early check-in and late check-out may incur a fee up to $100.
- Occupancy: Follow city occupancy rules; children under 2 not counted. Over-occupancy incurs a $500 fine per extra person.
- Quiet Hours: 9 PM – 8 AM; noise under 60 dBA. $500 fine for noise violations.
- Property Inspection: Notify us of any issues immediately. We may inspect at any time for rule violations.
- Pets: This home is not pet friendly. If there is found evidence of an animal's presence during your stay or post check-out, guests will be charged an additional cleaning fee.
- Cleaning: Remove trash and load & run dishwasher upon check-out. Extra trash incurs a $150 fee.
- Utilities & Appliances: Normal utility usage included. Excessive use could incur additional fees. Use appliances as intended.
- Parking: Follow local parking rules. Fines for violations.
- Safety & Security: No illegal activities or hazardous materials. Properties may have surveillance.
- Maintenance: Report issues promptly. No refunds for mechanical failures.
- Payments & Deposits: Major credit card required. Security deposit may be used for damages.
- Lost & Found: $25 minimum shipping cost for lost items.
- Legal: Violation of rules may result in eviction without refund. By booking, you agree to all rules and regulations.

This property was easy to check in clean spacious and in a perfect location to bus stops, skiing. Easy peak 8, 9. Acess. Short walk to main street or a one minute drive. One minute walk to snowflake lift and ski rentals. Awesome location! Owner offered plastic sled which the kids enjoyed sledding right outside the door!

This place was great and fit everyone we needed to fit with extra space available as well. The private elevator was such a nice addition and the place had so much space and nice views. It is walkable to everything in Breckenridge and has close access to a ski lift! I will say they were unwilling to restock paper towels or trash bags for a 5 day trip where we’d run out of their supply they provided asking for me to pay for extras I wanted.

Great location, access to trails just steps away! Peaceful all day and night! Large enough for many guests. The only small issues were that We had Wi-Fi problems, the company was responsive but not extremely helpful and couldn't resolve the issue. Bedroom TVs are tiny, no AC or ceiling fans, just box fans so it gets pretty warm.

This penthouse was a great place to stay! The communication between the host and our party was awesome. They were super attentive and helpful. The location is right now downtown and is close to everything. It sleeps a lot of people as well. Would definitely recommend staying here!

More Detailed, 5-Star FeelAmazing location right next to the Snowflake lift. The private elevator directly into the condo was a huge plus, along with nearby parking and ski lockers. Everything was extremely convenient. The condo was very clean, just three blocks from Main Street, and comfortably spacious for our group of eight. We would absolutely stay here again.
