• Stairs: The home has stairs inside. Entry is step-free.
• Parking: Garage and driveway parking for up to 3 vehicles. The garage may fit 1–2 vehicles depending on size.
• Laundry: Washer and dryer are located in the home.
• Shared property: This home and “Lakin’ it Easier” are part of a composite property. You may see other guests coming and going on the grounds during your stay. The combined property (“Lakin’ it Easiest”) is also available to rent separately for larger groups.
• Lake access: Guests can access the water and trails via Cottonwood Shores Nature Preserve and Noah Thompson Park.
• Pet policy: This home is not pet friendly. Please plan accordingly.
• Check in is at 4:00 PM and checkout is at 10:00 AM. We cannot guarantee or approve early check in or late checkout requests in advance.
• We recommend considering travel insurance, just in case any unexpected changes come up. We do stick to our cancellation policy and want to make sure you're covered!
• We provide bedding, towels and a small starter set of essentials to help get you settled. Feel free to message us for details on what’s included.
• Salt, pepper, and cooking oil are not provided unless otherwise noted.

- No events, parties, or group gatherings unless pre-approved.
- Vacation rental use only.
- Check-In/Check-Out: Early check-in requests within 24 hours of arrival. Late check-out requests by 10 AM the day before departure. Early check-in and late check-out may incur a fee up to $100.
- Occupancy: Follow city occupancy rules; children under 2 not counted. Over-occupancy incurs a $500 fine per extra person.
- Quiet Hours: 9 PM – 8 AM; noise under 60 dBA. $500 fine for noise violations.
- Property Inspection: Notify us of any issues immediately. We may inspect at any time for rule violations.
- Pets: Pets are strictly prohibited. Evidence of pets during or after your stay will result in additional cleaning fees.
- Cleaning: Remove trash and load & run dishwasher upon check-out. Extra trash incurs a $150 fee.
- Utilities & Appliances: Normal utility usage included. Excessive use could incur additional fees. Use appliances as intended.
- Parking: Follow local parking rules. Fines for violations.
- Safety & Security: No illegal activities or hazardous materials. Properties may have surveillance.
- Maintenance: Report issues promptly. No refunds for mechanical failures.
