A laptop-friendly workspace makes it easy to check in with the office, and the in-home washer/dryer helps you pack light. A portable crib is also available for little travelers.

Important Things to Note
• Parking: Driveway parking for 4+ vehicles directly in front of the property. Please note there is no turn around space in the driveway.
• Stairs: The home has stairs, including access to the loft and lower level.
• WiFi and cell service: WiFi is provided; however, due to the Smoky Mountains’ remote, mountainous location and areawide infrastructure, speed and reliability can vary and are not guaranteed.
• Washer and dryer: In-home laundry is available.
• Portable crib: Available for guest use.
• Pet policy: This home is not pet friendly. If evidence of an animal is found during or after your stay, an additional cleaning fee may apply.
• Check in is at 4:00 PM and checkout is at 10:00 AM. We cannot guarantee or approve early check in or late checkout requests in advance.
• We recommend considering travel insurance, just in case any unexpected changes come up. We do stick to our cancellation policy and want to make sure you're covered!
• We provide bedding, towels and a small starter set of essentials to help get you settled. Feel free to message us for details on what’s included.
• Salt, pepper, and cooking oil are not provided unless otherwise noted.

1. Must be 18+ to book.
2. No events, parties, or group gatherings unless pre-approved.
3. Vacation rental use only.
4. Early check-in requests within 24 hours of arrival.
5. Late check-out requests by 10 AM the day before departure.
6. Early check-in and late check-out may incur a fee up to $100.
7. Follow city occupancy rules; children under 2 not counted.
8. Over-occupancy incurs a $500 fine per extra person.
9. Quiet Hours: 9 PM – 8 AM; noise under 60 dBA. $500 fine for noise violations.
10. Property Inspection: Notify us of any issues immediately. We may inspect at any time for rule violations.
11. Pets: Must be pre-approved. If pets are authorized, fees are collected after booking confirmation. Unauthorized pets incur extra fees and fines.
12. Cleaning: Remove trash and load & run dishwasher upon check-out. Extra trash incurs a $150 fee.
13. Utilities & Appliances: Normal utility usage included. Excessive use could incur additional fees. Use appliances as intended.
14. Parking: Follow local parking rules. Fines for violations.
15. Safety & Security: No illegal activities or hazardous materials. Properties may have surveillance.
16. Maintenance: Report issues promptly. No refunds for mechanical failures.
17. Payments & Deposits: Major credit card required. Security deposit may be used for damages.
18. Lost & Found: $25 minimum shipping cost for lost items.
19. Legal: Violation of rules may result in eviction without refund. By booking, you agree to all rules and regulations.

For the price listed, this property offers decent value for larger groups. The layout is spacious, most bedrooms have private bathrooms, and the outdoor areas work well for group use. That said, there were several issues during our stay. The cabin had a noticeable beetle and ladybug problem, with dead bugs on window sills and live ones in rooms, on bedding, and in ceiling fans. Cleaning appeared inconsistent, as dust circulated when fans were turned on and some dishes were dirty, with small bugs found in drawers and the dishwasher. The oven was not cleaned, the washing machine did not drain properly, and the central air was not working on the main floor or basement during very warm temperatures. The hot tub was unusable due to no propane, and the well water had a strong sulfur smell. Customer service was responsive and quick to communicate, and while there were multiple inconveniences, the price is fair for the size and capacity of the cabin.

The wifi was out, but that was ok. We actually had to talk to each other instead of being consumed by electronic devices. The water smells and tastes like sulphur. That was not ok. One of the beds had dirty sheets when we got there. The dishwasher looked like it had mold in it. We hand washed and dried the dishes. That is not a problem. The privacy was very nice.

the hot tub was not working and it looked like it was falling through the porch it was on. we checked under the porch and the pillars holding it up were damaged. needs fixed before used again. they did send someone out to look but said not to use the hot tub until it could be worked on. other than that it was a beautiful place and lots of room. we had a wonderful time. missed the hot tub experience that the teens were looking forward too. would recommend if they get the porch fixed with the hot tub on it and the one porch on top floor needs some attention.

This cabin was perfect for our family reunion. There was plenty of room for us to spread out and enjoy our time together. It was especially nice each bedroom has a private bathroom. Any issues we encountered the hosts responded quickly. If you plan to cook a lot I would recommend you bring some of your own cookware. A few of the basic cooking items were not available but it didn’t hinder our stay. We would definitely stay at this cabin again.

Although the place was beautiful we did have many problems with the grill not working and the dishwasher not working also the ac didn’t seem to work that well ether also needs some maintenance to the main tub other than that we loved it !

Great house for a large group. Our long weekend at Dollywoodconsisted of three families 11 adults and 4 children. Never felt crowded with plenty of space whether we wanted to all be together or spread out. Loved having the loft. The older kids and dads could play pool or watch tv up there yet we could easily communicate with them without having to climb stairs. Bunk room was nice for the kids. We would definetly return.

We had 7 guys on a golf trip and Grand Welcome Smoky Mtns accommodated all of us easily. The four King rooms were very nice and each person had their own space/room for sleeping quarters including the downstairs rooms. Plenty of towels and washcloths for the entire 3 night stay. The TV’s are connected to Directv - none of them would work. We were unable to watch any sports in the evenings. The ice maker also did not work. The hot tub was nice and hot but many of the jets did not work.

our group stayed 6 days we 15 ppl ..when we arrived the house it was hot an the upstairs hall way floor was wet I msg the chat and within 45 min someone came he explained that the ac unit had froze up but was working now honestly it wasnt the house stayed 80 and above the whole time the fridge kept getting warm we couldn't keep much in there we ended up using ice in a cooler to keep stuff cool there is only 3 small trash can outside for trash I believe for a house that can hold 20+ maybe get bigger cans or do pick up more offen i ended up getting them to come mid week to do a pick up the kitchen water smells god awful the dishwasher is disgusting honestly the house needs deep clean including the hot tub is nasty.. the private dock is not easy to access..the one good thing is the house is in a great area and very quiet

cozy cabin in very nice location for quiet weekend in the woods. Comfortable beds too. Shows some wear, but was very clean and comfortable. Everything worked (AC, Hot water, appliances, hot tub etc.) Nobody bothered us, no annoying sounds or neighbors. Would stay here again. One minor issue - the metal cage around the trash cans (to keep Racoons out) was broken - had to be careful opening and closing it) I'm sure they'll fix that...

Rented this house for a family thanksgiving. The cabin has some nice features and was clean. However,The tap water tastes/smells awful. We had to get bottled water for drinking and cooking.Description states there is a Keurig and a drip coffee maker. There was no Keurig. Texted and was told they were sorry for the confusion. Drip coffee maker was in bad shape. Had to buy a Keurig locally.The dishwasher functions properly 50% of the time.The internet is painfully slow. TVs in every room, but the only service is from streaming platforms, and the bandwidth couldn’t handle it. No thermostat for basement, nights were cold and unbearable for sleeping. Sizable gap below the basement door to the exterior contributed to problem.The stairs to the basement need some attention. Loose and missing balusters that could pose a safety threat, particularly if you have small children.There were bugs (ladybugs/stink bugs) throughout the house. Use the grill on the back porch. Appeared clean however, there was so much grease built up around the top and bottom covers that within minutes, we were contending with a serious grease fire. Fire extinguishers on back porch and in kitchen were both empty. Eventually found full one. Lost our dinner.When we attempted to contact the management company about this potentially dangerous situation, no one answered the phone, and via text, the company seemed unconcerned about what we had experienced with the grill.
