This home comfortably sleeps 8 guests between 2 private bedrooms and a loft.

Bedroom #1 includes a California king size bed and a smart TV.

Bedroom #2 includes a California king size bed and a smart TV.

Bedroom #3 is an open loft that includes two queen size beds, a full-size bed, and an ensuite bathroom with a single vanity and a walk-in shower.

This home also includes two full bathrooms; one with a single vanity and a walk-in shower, another with a single vanity and a shower/tub combo.

THINGS TO NOTE:
• Per City and County ordinances, guests must sign the Good Neighbor Policy and provide a valid government-issued ID before check-in. This policy covers noise, occupancy, parking, and trash. Failure to comply will result in reservation cancellation without a refund.
• Washer and dryer in home, located in the garage.
• Driveway and garage parking available for 2 vehicles.
• Stairs required.
• This home is equipped with four (4) external security cameras; (1) located above the garage door and actively monitoring the driveway, (2) located at the front door and actively monitoring the front porch, (3) located on the front deck and actively monitoring the deck, (4) located on the side deck and actively monitoring the deck.
• All requests for late checkout must be received no later than 10:00 AM local time on the day prior to your departure. Early check-in and late checkout are based on availability and require approval, and may be subject to an additional fee of $30.00 per hour. Please feel free to contact us if you are interested in arranging.
• Guests may be charged for excessive cleaning, odors, or damage beyond normal use.
• There is a $35 per pet, per night for pets, max of 2 for any pet friendly homes.

Because Lake Arrowhead is private, guests can fish in the nearby lakes, such as Lake Gregory and Green Valley Lake.

This location is also ideal for its close proximity to nearby mountain resorts with thrilling ski runs in the winter and serviced mountain biking and scenic hiking in the summer. Snow Valley Mountain Resort is a half-hour away with trails for every level and the only chairlift sledding area in Southern California. Just 10 minutes away, enjoy the fun and entertainment at SkyPark at Santa’s Village. Around the holidays, this property transforms into a nostalgic Old-World Christmas in the woods with shopping, dining, and outdoor activities like ice skating. Santa can be found here year-round, even in the summer when professionally designed bike trails and zip lines are a main attraction.

HOUSE RULES: IMPORTANT – Must Read Before Booking

- Please take a moment to familiarize yourself with San Bernardino County’s Good Neighbor Guide and the property management’s rules before finalizing your reservation. San Bernardino County Code Enforcement and the Property Management will evict unruly guests who blatantly disregard any rules or regulations without a refund. The minimum fine for violating the stated rules is $1,000 per violation, $2,000 for the second, and $5,000 for the third violation. All guests at the time of booking acknowledge and agree to follow all house rules, neighborhood rules, and city laws and ordinances.
- Occupancy: Do not exceed the maximum occupancy of 8 at any time during your stay. Children are counted in total occupancy. You may not have additional guests during the day. You must be 21 years old or older to book this property.
- Parking: Street parking is NOT allowed. Please park in the driveway or garage, or you will be fined $1,000 for the first citation and $2,000 for each subsequent violation. Your vehicle will be towed at your own expense. Caltrans requires all vehicles to carry chains during the winter months. 4WD and AWD are preferred and will be needed to access the driveway during the winter months.
- No events or parties allowed.
- No smoking, no vaping, no illegal substances.
- No unauthorized pets: This home can accommodate up to 2 licensed dogs. Please notify us ahead of time if you plan to bring your pet to arrange payment. The pet fee is $150 and MUST be paid prior to arrival. Pets must be licensed, leashed outdoors, stay off the furniture, and never be left unattended at the house. Waste bags are provided, and guests must clean up after their pets. Please bring your pet’s bedding for their comfort. You are responsible for all pet-related damage, which is not covered by the pet fee.
- Noise curfew: This home is in a quiet, residential neighborhood. Please respect our neighbors. The noise curfew is strictly enforced between 10:00 PM and 8:00 AM. Amplified music is not permitted to be heard beyond the property line at any time.
- Travel insurance: Please purchase travel insurance, as we do NOT refund for COVID, illnesses, inclement weather, road closures, power outages, bugs, pollen, etc. There are NO refunds unless you purchase travel insurance.
- Winter information: During the winter months, Caltrans requires all vehicles to carry chains, including 4WD and AWD vehicles. You will need 4WD, AWD, and/or chains to access the driveway. The driveway will be cleared of snow for your arrival to the best of our ability. Street parking is NOT allowed. Shovels are provided for snow removal during your stay. Firewood is not provided. Power outages can occur in the mountains, and we do not offer refunds for outages or lack of access due to snow.
- High fire risk: The San Bernardino Mountains are a high-risk fire area. Fireworks, wood fire pits, improper disposal of cigarette butts, and charcoal BBQs are strictly prohibited. Violations will result in fines and/or prosecution. Please take this seriously.
- Wildlife & mountain life: Wildlife such as bears, deer, donkeys, mountain lions, raccoons, squirrels, mice, rats, spiders, bats, flies, moths, and ants are common in this area. Lock up the property and your vehicle. Pest control services are in place, but wildlife is part of the mountain environment. We do NOT offer refunds for wildlife in or near the home. Keep doors closed to prevent them from entering.
- Damage waiver: Your booking includes an Accidental Damage Waiver, which covers accidental damage. You will be charged for any damage deemed neglectful or intentional. It is best to report all damage when it occurs so we can address it promptly. Please be respectful of the home.
- Security & cameras: This home has a security system and exterior cameras for safety. There may be exterior recordings. No interior cameras are present.
- Guest satisfaction: Grand Welcome inspects every property before your arrival. If you encounter any issues, please contact us immediately so we can address them during your stay. If we are alerted to issues after check-out, no refunds will be issued.
