This is a 5 star condo. The western facing views from this condo are amazing--nothing but several feet of grass separates the property from the ocean, which you can hear from every room. Since it is a beautiful end unit, we also enjoyed watching the beautiful sunsets every evening and could also see the sun rise from the mountains. The property is very clean and well maintained. The beds are comfortable. Plenty of towels. We appreciated all of the outdoor seating, the beach chairs and towels and coolers. Location is fantastic-5 minutes walking to downtown Kailua-Kona so very convenient. The onsite parking and pool are also really nice. The condo felt spacious for our family of 4 with two teenagers. I would defimately rent this unit again and refer to anyone looking for a place in the area.

We were traveling with another couple and the first thing they said was that I’d “nailed it” with the ocean view!! And, really, what more do you need?! We’d stayed at Kona Reef before and loved the walk ability to restaurants and shopping, as well as the friendly atmosphere - the conch shell salute at sunset is delightful! The grilling and eating area by the pool is great. The pool was the perfect temperature, and my husband loved the hot tub. Although we knew there was one king and one queen, I didn’t realize the size of the two bedrooms would be so different, but our friends were very gracious about it and offered us the primary, taking the much smaller queen room for themselves. There were no cooking (food) supplies at all (well, we found salt and pepper on the second day after we’d shopped). So be prepared to buy even the basics. But cookware and serveware were plentiful. D31 may have the very best view at KR - the ocean is literally in front of you! Book it!!

Great rental. The view was amazing. The recliner on the lanai watching the surfers and waves was so relaxing in the evening and the beautiful sunsets. Easy to walk to restaurants and shops. The air conditioner worked really well and it was nice to use the washer to wash our swimsuit. The beds were comfortable. Great rental. My only complaint was we didn’t get the code to get in until 4:30 for a 4:00 check in.

WOW!! This was our third time staying at Kona Reef. We love the D and A buildings at Kona Reef because the condos are as oceanfront as you can get. The other condos we have stayed in were 1 BR/1 BA. This 2 BR/2 BA condo is super nice with an extra large lanai. It was nice to look out the side windows at the pool so you could see how busy it was. The appliances are also all nice. The condo was clean and the central air was fantastic to cool down the unit quickly when needed. Most units only have a wall A/C unit that doesn’t cool off the bedrooms real well. Having central air cooled down the whole place quickly. We would definitely consider renting this unit again. It is fantastic and Grand Welcome was easy to work with as well. Kona Reef is in a great location - you can easily walk into town and have dinner at the many oceanfront restaurants, which we love to do. Mahalo!

We booked for 7 nights but left after 3. The place looks nice at first glance—great views, a comfy bed, well stocked kitchen, and a central, walkable location near shops, restaurants, and tours. The pool and hot tub were clean and uncrowded. However, cleanliness was a major issue: large carpet stains in the master bedroom, stained pillows and towels, stained furniture, and rusted/warped utensils. The unit felt worn down despite clear attempts to clean. The biggest frustration was the corporate management. Responses were very slow and came from different people each time, making requests difficult—e.g. getting fresh towels took 2 days. We had to contact Airbnb for a refund. The staff was always polite but it seemed like AI responses at times, which made resolving issues frustrating. If you know what to expect or if you don't mind some dirt & wear/tear, it’s fine, but the price didn’t match the value to us and was not what we were expect. Cleanliness and guest support need improvement.

Boom it!Stunning! Walking in you are immediately greeted by the sight and sound of ocean. A couple previous reviews state that the condo is dirty and dated. It appears this unit may have had some renovations since. There is tile throughout and recently remodeled master bath. It was very clean and well stocked. Comfortable beds and linens The air conditioner kept it very cool and comfortable. The pool, hot tub and BBQ area are kept in excellent condition. This place takes pride in ownership. The folding beach chairs and towels came in handy for our visits to the little sand beach right next door. Easy walk to shops, dinner and market. Customer service was quick to respond to any questions via email, text and phone. I would stay again!

Overall, we had a great time at our stay in Kona and at the Kona Reef. The views from the lanai were amazing and the location to downtown was on point. We could hear the waves crashing from our bedroom, which was fantastic! I will say the complex is a bit tired looking, and the elevators were out for the whole time that we were there which made it difficult to go up flights of stairs with luggage. That is not this Condo‘s fault though.That said, we would definitely stay here again. The condo and pool were very nice and had everything that we could possibly need for a great stay in Kona. They even had umbrellas and some beach chairs for us to use along with a cooler. This made for easy beach days. The management company was very communicative and easy to work with as well. Thanks for contributing to a wonderful vacation!

We loved our time at Kona Reef, the view was amazing and we enjoyed watching whales, dolphins and turtles from the lanai! The unit was stocked with everything we needed. It was a perfect unit for 2 couples traveling together. Can’t wait to come again!

My review has more to do with the TV and Placement of the TV.I wanted to watch some of the NFL playoff games. I recommend you get rid of the cheap 32" TV and in place of the mirrors that are separated install a 65 to 75" TV from Costco. Then rearrange the furniture for better comfort and viewing. The closet you now have the TV in could be a pantry for the kitchen as there is no storage for groceries. We had to leave everything out on the counters. Other than that the place is in a great location and the beds are comfortable. The views are also great.

Location is excellent, can walk to village.Upon arrival, we were surprised there was not a welcome basket of some nature. This however was outweighed when we were delightfully surprised that there was more than the usual 4-5days supply of dishwashing soap, laundry soap, bath room supplies. This was MOST appreciated.We saw whales, dolphins almost every d a y from our lanai and on the last day a turtle came by to say goodbye to us.The only downside was the ensuite sink was plugged. I phoned to advise the R&M people and they said they would try and find a plumber to come (in a week). We pulled hair out of the drain daily to try and help it drain.Also, there was only one bbq but this was being dealt with and through no fault of the owners was not resolved quickly. The owners finally just went out and bought two. I We booked again for next year.

We enjoyed our stay very much!! The view was amazing. Close to restaurants and shopping. Kona Heaven coffee shop was incredible. Very comfortable and inviting!!

View is absolutely spectacular, nice private balcony just feet from the ocean! Central AC was wonderful. Well stocked kitchen, linens, beach chairs/towels/umbrella. Managing company very responsive and proactive. Very clean. Convenient location, 2 block walk into village. Complimentary garage parking. Only down side is that the one side of this corner unit faces the pool area. When inside with the windows closed you can clearly hear the conversations in the hot tub and people in the pool area. When sitting outside on the balcony you can't hear any of this because of the beautiful crashing waves! Overall, the awesome view, location, and condo itself far out weigh this minor annoyance. Highly recommend staying in this unit. If ever back in this area, we would definetely stay here again!!
