The following information is provided to make your stay as smooth and carefree as possible. Please read these rules and regulations carefully before booking and let us know if you have any questions!

TAHOE RENTAL ORDINANCES:
The following laws were set forth by the county and apply to every home in Tahoe. They were put in place to keep Lake Tahoe an enjoyable and safe place to visit for years to come!
1. 10pm - 8am hours are quiet time for all rentals as determined by the county.
2. Trash cannot be left outside and must go into the bear box.
3. We cannot host extra people above the permitted number of guests or allow parties on the premises.
4. We cannot accommodate extra cars on the property. Parking on the street and dirt is prohibited.
5. If your home has a hot tub, please enjoy it until 10pm at which time hot tubs are no longer allowed to be used.
6. The number of overnight occupants shall not exceed two persons per permitted bedroom. Children six years of age or older are counted towards the occupancy limits.

PLEASE NOTE: Noise levels are closely monitored in Tahoe and neighbors may alert the police in the event of excessive noise. Fines will be issued to guests found in violation of noise regulations. In order to protect the homeowner permit, we reserve the right to ask guests to leave in the event of noise complaints.

IMPORTANT INFO:
• QUIET NEIGHBORHOOD: Nestled away in nature, Tahoe at night becomes very peaceful and quiet. As a result, we can only host groups that respect Tahoe's county appointed quiet hours. Our guests generally have no issues abiding by these rules, simply head inside or to the casinos by 10pm. We appreciate your understanding!
• KEEP TAHOE BLUE: Please help us keep Tahoe a natural wonder by appropriately disposing of trash when visiting our beaches and trails. If you pack it in, please pack it out.
• TRAVEL INSURANCE: We highly recommend that all guests purchase travel insurance as we typically do not offer refunds in the event of covid, smoke, fires, weather, snowstorms, road closures, etc.
• WINTER TRAVEL ADVISORY: After the historic winter season of 2023, we recommend travelling with 4WD vehicles, equipped with snow tires and tire chains. Drivers should have experience with snowy conditions. Tahoe roads are icy and power outages are common. Please always wear snow boots and walk with care on icy pathways.
• BBQ/DECKS IN WINTER: Due to snow levels and freezing temps, BBQs are not serviced and decks are not shoveled during the winter. But if you can dig it out and there is propane - feel free to use outdoor spaces.
• LATE CHECK OUT: Please let us know 24 hours prior to check out if you wish to request a late check out time. The first hour is free, followed by a $25/hour fee with check out time not to exceed 1pm. Please note our cleaners sometimes travel as far as 1 hour to clean your home, so we ask that you please respect the 10am check out time unless otherwise requested.
• HIGH FIRE RISK: Lake Tahoe is a high-risk fire area. Fireworks, wood fire pits, smoking/improper disposal of cigarette butts, and charcoal BBQs are prohibited.
• BLACK BEARS: Black bears inhabit Lake Tahoe and are attracted to food and trash. Always lock your car doors, roll up windows, and view bears from afar. Please do not feed the bears.
• TOWELS: We supply one bath towel and one wash cloth per occupant, as well as one hand towel per bathroom.
• SECURITY: Most of our homes have exterior-only security cameras and noise decibel monitoring systems to ensure we are in compliance with the county ordinance, but we take our guests' privacy VERY seriously. There are never indoor cameras. Most cameras are only in use to monitor snow and noise levels, plus a little bear watching.
• MOUNTAIN CRITTERS: Any time you’re staying at a Tahoe home, it’s not uncommon to find little mountain mice, spiders, spider webs, ants, mosquitos, etc. Our homes have on-going extermination services but despite our best efforts, these little critters might make their way inside. If found, it doesn’t mean a home is dirty, it’s simply life in Tahoe! Please let us know if you find any critters and we will promptly mitigate.

'-By booking this home you agree to the county rental laws and the following house rules. Failure to abide by any of the below items may result in an eviction with no refund. We don’t like doing it but in order to keep our owners rental permits, sometimes it has to be done. We appreciate your understanding on the matter. We do partner with a local security company to handle such matters. Message us if you have any questions.
-Strictly no hot tub use after 10pm - only if applicable
-10pm - 8am is the county quiet time for all rentals
-Trash goes into the bear box only and is not to be left outside
-We cannot host extra people or allow parties

Had a great time here for new years! Thankfully it snowed (like 2-3 feet I think) right before we got there so we were able to snowboard a bit and sled with our kids in the back yard. It is pretty steep so have fun but be careful! Just make sure you build up a big stopper of snow at the bottom or you'll go right off a big drop off next to the house. We honestly spent more time in the back yard than anywhere else even though it was super cold out. Interior is super clean and they did a really good job remodeling it to be an Airbnb. Small note but not a big deal: We didn't realize the front door is on the same floor as the kids bunk room while the master is on the upper floor. Maybe we missed it, but something that would have been nice to know is all. Lastly, the host was also extremely accommodating by dropping off a humidifier for our kids since they're little noses were not ready for the dry winter air! Thank you again for an enjoyable stay!!

We stayed during a family ski trip and it was fantastic. Enough places for everyone to sleep, a great hot tub, full kitchen, enough bathrooms, washer and dryer and it seems our street gets plowed often. Highly recommend it!

My wife and my three kids had a fantastic week here. It was a very peaceful neighborhood and beautiful scene view. Very easy and convenient front door access. The leisure room which includes game machines and table soccer gave our whole family unforgettable memories. The modernize kitchen equipment let us impressed.

My family and I booked our stay here for Labor Day weekend with another family of friends and we absolutely enjoyed our stay here. It’s private and away from the noisy parts of town but within a reasonable distance to the beach and other locations we went to. The team at Gran Welcome was also so helpful..we accidentally left an iPad after our reservation had ended and they were so kind to send someone up to let us in a retrieve our item. Karin and Iris were who we spoke with and they were both so kind and understanding of the situation and it’s something I greatly appreciate. Overall the house was beautiful with plenty to do for the kids as well as adults. We would definitely recommend staying here and would love to book here with Grand Welcome again in the future!

Our group of 6 included 2 high schoolers and 2 college age young adults. Sam reached out prior to us arriving letting us know there was a hiccup with the remote control for the large tv and provided a solution. We were still able to watch Happy Gilmore 2 on the last night. We were able to check in a slightly early. The house size was perfect for all. We loved the hot tub and especially excited for the game room. I was bummed the Pac Man game was not working as that was the only game I knew how to play. I recommend having cards and board games. Be prepared for stairs getting up to the front door and from the entrance to the 2nd level. Loved all the windows which allowed for natural lighting. Lots of recessed lighting throughout the house. It would be helpful to have all the light switches labeled. The house was clean and clutter free. We loved the king bed in the master bedroom! I would recommend this home! Thank you for hosting us!

We had an amazing stay at your Airbnb! The place was perfect for our group of friends! It was spacious, comfortable, and full of character with a really interesting layout. The jacuzzi was a huge bonus and made for some super relaxing evenings. The location was great — close enough to everything we needed, yet tucked away enough to feel private and peaceful. It was the ideal home base for a fantastic trip. I would absolutely recommend!

The location was convenient—about 15–20 minutes from local restaurants, beaches, and hiking trails, and not too far from the Bay Area. The bathrooms were nicely updated, and we appreciated having a jacuzzi to relax in after long days out. That said, there were some disappointing aspects that impacted our overall experience. One of the main reasons we chose this Airbnb was because the listing showed an EV charger, but it turned out it wasn’t available to guests—which felt misleading. While most of the space was clean, we noticed several spiders around the house, as if it hadn’t been cleaned thoroughly in a while. One of the mattresses in the bedrooms sagged badly in the middle, making it uncomfortable to sleep on. Also, some of the dishes that had been put away were still dirty, and the lights flickered when using a hairdryer, which didn’t feel safe. Other things to note: there’s no air conditioning, and the fridge doesn’t have an icemaker—minor, but good to know in advance.

We took the family to Tahoe for a Memorial Day Weekend basketball tournament, and chose the Southern Pines based off the location, amenities, and fun activities for the kids (arcade room, hot tub, and private outdoor space. And it didn’t miss! It’s near a golf course, and right down the way from SLT shopping and restaurants. The setup was great - with plenty of bathrooms to ensure there’s always one available (a plus especially with 5 kiddos)! Rooms were spacious and there were extra pillows/blankets in the closet, toiletries, towels, and updated appliances, laundry room, etc. which is very thoughtful and a great experience. This is a venue that we plan to save and visit again soon! Highly recommended!
