The house was as described nice and comfortable, but the listing had several inaccuracies that significantly impacted our stay. The parking situation was misrepresented. The claim of 6 cars & trailer is false; you can't actually park cars in front of the water culvert. Realistically, you can only fit 3-4 cars & a trailer, which is misleading. The boat dock was a complete disaster. It’s not just unusable; it’s unsafe during high boat traffic, which led to major damage to our boat. The ropes securing our boat snapped, and if one of our group members hadn’t noticed in time, our boat would have been swept into the lake. The cost to repair the boat is over $6,000. We were never informed that the dock was “use at your own risk” until we received a handbook the day before check-in. This crucial information should have been disclosed at booking. Had we known, we would have never chosen this property. The lack of transparency and the damage to our boat made our stay incredibly disappointing

Thank you for sharing your feedback. We appreciate your thoughts and want to address the concerns you've raised. Regarding the parking, while the description is accurate, we understand that parking multiple cars and a trailer can require a bit of skill due to the layout. Based on your feedback, we've updated the parking recommendations to better guide future guests. As for the boat dock, we take safety very seriously. The dock is fully usable and regularly inspected by professionals to ensure it meets safety standards. What you experienced was a result of significant boat traffic during the busiest holiday of the year, which is beyond our control. We’ve added a note to the listing to inform guests that water conditions can be rough during peak times. We understand the frustration caused by the situation, and we hope this clarification helps. We value your feedback and are committed to continuously improving the guest experience. Best regards, Grand Welcome Lake of the Ozarks

We had a relaxing 5 days in the house and on the lake. We had a teenager, 3 in their 20’s and then mom and dad. There was plenty of room for us all to spread out. Loved the games in the upstairs living room (air hockey would not turn on but that wasn’t a big deal) There were plenty of restaurants close enough to boat or drive to. We had a great time!

Lots of space for kids to run around and play. Close to coconuts which has something for everyone! Some of the games in the game room did not work and the carpet is ready to be replaced. Downstairs has been redone and is very nice! Walk to the dock is a bit treacherous but we had little kids so that made it more difficult for us. With a little bit of a spruce up this place could be amazing!!
