The backyard and fire pit make it simple to enjoy crisp mountain air and garden/mountain views. Inside, you’ll find TVs in every bedroom, a fireplace and balcony in the primary suite, and a convenient half bath off the kitchen. A washer and dryer are in the home for your use.

Important Things to Note
• Parking: Garage and driveway parking for up to 4 vehicles. No additional parking beyond what’s described.
• Pets: Pets are not permitted.
• Stairs: Stairs are required to access parts of the home.
• WiFi/cell service: WiFi is provided; however, due to our mountain location and areawide infrastructure, speed and reliability can vary and are not guaranteed. Cell service can also be spotty at times.
• Security cameras: Two exterior cameras are on site—one at the front door monitoring the entrance and one above the driveway monitoring the driveway and garage doors. No cameras inside the home.
• Washer/dryer: A washer and dryer are available in the home.
• Guests must be 25+ to book.
• Check in is at 4:00 PM and checkout is at 10:00 AM. We cannot guarantee or approve early check in or late checkout requests in advance.
• We recommend considering travel insurance, just in case any unexpected changes come up. We do stick to our cancellation policy and want to make sure you're covered!
• We provide bedding, towels and a small starter set of essentials to help get you settled. Feel free to message us for details on what’s included.
• Salt, pepper, and cooking oil are not provided unless otherwise noted.

- No events, parties, or group gatherings unless pre-approved.
- Vacation rental use only.
- Check-In/Check-Out: Early check-in requests within 24 hours of arrival. Late check-out requests by 10 AM the day before departure. Early check-in and late check-out may incur a fee up to $100.
- Occupancy: Follow city occupancy rules; children under 2 not counted. Over-occupancy incurs a $500 fine per extra person.
- Quiet Hours: 9 PM – 8 AM; noise under 60 dBA. $500 fine for noise violations.
- Property Inspection: Notify us of any issues immediately. We may inspect at any time for rule violations.
- Pets: Must be pre-approved. If pets are authorized, fees are collected after booking confirmation. Unauthorized pets incur extra fees and fines.
- Cleaning: Remove trash and load & run dishwasher upon check-out. Extra trash incurs a $150 fee.
- Utilities & Appliances: Normal utility usage included. Excessive use could incur additional fees. Use appliances as intended.
- Parking: Follow local parking rules. Fines for violations.
- Safety & Security: No illegal activities or hazardous materials. Properties may have surveillance.
- Maintenance: Report issues promptly. No refunds for mechanical failures.
- Payments & Deposits: Major credit card required. Security deposit may be used for damages.
- Lost & Found: $25 minimum shipping cost for lost items.
- Legal: Violation of rules may result in eviction without refund. By booking, you agree to all rules and regulations.
