Loved the deck. Perfect place to watch the sunset. Super location. Do the snorkeling at Captain Cook - it amazing! Only complaint, bed and pillows were too hard for my liking.

Could not have been happier. Wonderful property-clean, quiet, centrally located and safe. View from massive patio/lanai is amazing. 100% would stay here again.

This is a very comfortable condo. We chose this property for its large oceanfront outdoor space. We were not disappointed. Most of our time was spent outdoors on the patio. The condo had everything we needed. We had an issue with a defective fan on the building next to ours making a horrible noise ever 5 minutes or so. We contacted building management and the problem was taken care of.

Best unit for privacy and view! Loved the lanai lounge bed. Slept outside multiple nights viewing the night sky and listening to the ocean. Nirvana!

This will be my fifth trip to the Big Island and the third time at Royal Sea Clifff. The views from this unit are fantastic, close to the pool and hot tub, and the Linai is perfect. The people at Grand Welcome are first class. They insure that everything is in place for a rewarding vacation. I’m ready to go.

Yes, the lanai was worth everything! The view, the quiet, so clean. The kitchen is very well equipped with new appliances. The unit is very well maintained. Nothing broken, damaged, or not repaired. We will be back!

My girlfriend and me decided to take our first trip to Hawaii and we looked tirelessly for the perfect place to stay while on the Big Island. I can say with overwhelming confidence, that we certainly found it. The condo itself is stunning with the lanai being the main attraction. We spent every morning out there with our coffee and every sunset with a glass of wine. You get a PERFECT, unobstructed view of the sunset every night. The kitchen was also wonderful and well stocked. As a result, we stayed in many evenings, bought groceries and cooked. There are many local grocery stores and markets to buy supplies. The bedroom was comfortable with plenty of closet space and breathtaking views. Living room was also great with its large television and coffee table. The A/C worked well too and we found that we certainly needed it since it was quite hot/humid while we were there. All in all this place is perfection and I can’t recommend it enough!

You could spend your entire time stretched out on the balcony listening to the ocean. This unique unit is just amazing--right in front of the complex by the ocean. Awesome sunsets! Very quiet and private. We loved it!

This is a perfect place for couples who want a gorgeous ocean front view with a very large lanai to layout on and relax, and I do mean large!

I would guesstimate you could host 8-10 people (or more) comfortably on the lanai if you wanted to. I know I enjoyed spending every night on that lanai watching the sunset as it faces west so be prepared to catch the green flash if you are lucky!

Two pools are available, one of them is a "quiet" pool meaning typically no kids and this lanai is looking down on that pool, so noise is pretty minimal, but really most of the noise from below you is drowned out from the noise of the ocean crashing into the lava rocks.

The kitchen appears to be recently renovated with newer appliances and the host offers a great variety of kitchen accessories to make cooking a cinch, just add groceries.

The location is awesome, you are maybe 1-1.5 miles from downtown Kona and this place is near a app-based bike rental stand so you can grab one of those and cruise down, or just walk down Alii Dr.

Parking is pretty straight forward and located on the 2nd level with an elevator to get you to the 4th floor (where the unit is).

I would absolutely stay here again 100%

The property is top notch and the views are incredible. The location is great in between Kona and Keauhou. Only negatives are bed is a bit old and more HD channels would be nice but who's watching TV when you're in Hawaii. I would 100% stay here every time I come to the Big Island.

We loved our stay! The corner deck was the perfect place to relax in the mornings and evenings. The sunsets and sound of the crashing waves had us wanting to stay home instead of venturing out. Our only problem was that the tub would not drain. We called for service and we were still standing in water during our showers. However, it was not a deal breaker, and we would recommend this property to others
